Update: Organ Grinder Site

The day is almost here, when a new modern retail building is slated to open at the former Organ Grinder site later this month. I spoke with Mr. Daniel Yim and his business partner Khoan Ho, owner of the Noodle Factory, last week and so far they have four tenants that are scheduled to move in as soon as possible, including a cellular store and a check cashing company. They are still negotiating with a possible restaurant tenant for the site. Mr. Yim would not disclose the fourth type of business due to negotiations, but he feels it will fit in with neighborhood.

The building has 22,000 square feet of space with 16 individual units that are divisible, the units average around 1,000 square feet, with the largest at 3646 square feet and the smallest has 806 square feet. There is also a small loading dock area just off Zuni. The construction of the red brick building was done by Kahn Construction and was supervised by Ira Marcelja.

If you are interested in leasing space, the cost per square foot is $22.00-24.00, Mr. Yim feels this is a competitive price and he hopes to have the spaces filled soon and is still negotiating with potential tenants. He has invested much of his own money into the project and therefore is determined to make this work.

When the tenants move in, stop by and say, ?“Welcome to the Neighborhood!?”
