Dear owner:

The Board of Directors is pleased to announce that effective January 1, 2006, Association Management Services (AMS) assumed the management responsibilities for Braewood. This change in management promises many advantages to both the Board and the membership. This includes relief to the Board in handling daily Association operations, assured continuity, and professional guidance and assistance in the management and financial affairs of teh Association. The Board of Directors will continue to have full decision-making authority in all matters related to the Association.

I would like to introduce myself at this time, my name is Frank Swigon (as of Sep 07), and I will be your Association Manager and your contact person for all Association matters. I may be reached by telephone at (210) 829-7202, or fax at (210) 829-5207. I may also be contacted via email at:
FrankSwigon@ams-sa.com. I am available to assist with all of your Association related needs, regardless of the problem. The Association's office hours are Monday through Friday, 8 a.m.-6 p.m. Please note that the office remains open during the lunch hour for your convenience (from Noon-1 p.m.). The office is closed on Saturday and Sunday however, AMS does provide a 24 hour answering service for emergency Association business, i.e. water or fire. For non-emergency matters, you may also leave a message with the answering service and it will be addressed the next business day.

We at AMS look forward to working with the Braewood community members. If you have any questions in the interim, please feel free to contact me via phone, fax, mail or email. Please note the web-site will be updated in the near future to include the Braewood community.

Dear Homeowners,

The annual assessment for 2008 will be $260 for Class A members. The assessment will be due in quarterly payments due on January 1, April 1, July 1, and October 1.

The January billing is enclosed (each member was sent this letter to their address) . Please make a note of the additional due dates, in the event you do not receive a statement.

The 2008 budget has not yet been approved by the Board of Directors. The budget will be provided once it is approved and it will be reviewed in detail at the annual membership meeting. The Association has a year end of December 31, 2007 and after the accounting firm has reviewed the records (usually by late April), a copy of the year end financial statement will be available in our office for review.
