Article II Section 3

“Rules” shall mean any rules or regulations of the association as promulgated by the Board or its members.

Section 3: Carports or garages
A. Kept clean
B. No trash, debris, or exposed household items.
C. No autos in disrepair.
D. No boats, trailers, or RV’s.
E. No exposed trash containers, unless hidden by enclosure. *
Patios
A. Kept clean and orderly.
B. No trash or unused items.
Yards
A. Keep vegetation trimmed, weeds removed and all rubbish picked up.

Section 4: Yards/Patios
A. No clotheslines outdoors.

Section 5: Speed Limit
A. Fifteen (15) miles per hour.

Section 6: Activities (Applies to all common areas and units)
A. No loud radios or noises.
B. No offensive activities or improper social conduct.

Section 8: Pets
A. Only SMALL (20-30 lb.) indoor pets, (2 max.)allowed.
B. Droppings are to be picked up. (City of Mesa Ordinance)
C. No offensive odors are permitted.
D. No pets may be bred or sold for commercial gain.
E. Pets are to be kept fenced or on a leash at all times. (City of Mesa Ordinance)
F. Excessive barking not permitted.

Section 9: Parking
A. Vehicles must be off the street overnight.
B. No parking on yards, gravel or rocks, or on vacant lots.
C. 72-hour maximum parking on driveways for RV’s, house or utility trailers, boats, large trucks or tractors. (See new amendment below)**

Section 10: Pool/Spa
A. Posted and distributed rules are to be obeyed.
B. Keys may be used by residents and their guests only.
C. Pool closes at 10:00 P.M. and activity thereafter will be considered trespassing, and will become a police matter.

Section 14: Violations
A. Citations will be issued.
B. If not corrected, residents will be advised that vehicles may be towed, and patios, yards, and carports be cleaned, all at residents expense. Fines may be levied for violations at the Boards discretion.
C. For unpaid fines, liens will be filed against unit involved. Court action will be taken if necessary.

Section 3, E. Amended on January 7th, 2004 to clarify:
“ No exposed trash containers, unless hidden by an enclosure or inside a carport.”

Section 8, B.&E. Amended on April 15, 2004 to clarify:
All dogs are to be on a leash or in a fenced area at all times. Pet droppings are to be picked up. Owners are asked to carry a bag with them when they walk their dogs. A fine of $100 will be assessed for violations.

Section 10, A. Amended on April 15, 2004 to clarify:
1. The pool hours are 7 A.M. to 10 P.M. Absolutely no pets in the pool or pool area. No children under the age of 15 shall be in the pool without a parent or guardian present. Residents and their guests must have a pool key to enter the pool.

2. The gates to the pool shall be locked at all times. No alcoholic beverages in glass or cans, as well as coolers are permitted in the pool area. A plastic cup or bottle is permitted. Food is also not permitted in the pool area.
3. There are picnic tables in the East Ramada that can be used for food and drink. If you use this area, please clean up afterwards. There is no service that cleans the pool area or Ramada as part of our maintenance. Volunteers do all the work and are not paid for their services.

4. No surf boards or rough items, such as skate boards, bikes or scooters are permitted in the pool, as it will damage the surfacing. Only soft pool items are allowed.

5. There are no bathroom facilities at the pool, so be sure all you guests are aware of this.

6. Anyone caught not following the rules will be fined $100.*

* Some may feel this fine is excessive, but this year we have had several people cause damage to the pool and spa, and cause a serious clean-up problem in the pool area. It is the homeowner/renter’s responsibility to inform their guests of rules and regulations.

** Amendment passed on September 13, 2004

Amendment to Section 9, C: 24 hour maximum parking on driveways for RV’s, house or utility trailers, boats, large trucks or tractors. A fine and/or tow away will be enforced. This also means that a truck or RV cannot be moved from driveway to driveway or street just to avoid the parking limit.
