As a result of scheduling conflicts at PAL the association was not able to schedule a Pot-luck picnic and October Fest as it would have liked. If enough of you are interested, we will work on setting up a ?“Spring Fest?” for sometime in April. We will also try and schedule this around the quarterly homeowners meeting.
Please let us know what you think of this idea by sending us an e-mail to the address at the bottom of this page, or drop us a line. If enough of you are interested, we will try and get it scheduled.
Additionally, on Wednesday December 3rd at 7 PM at Region 2 Park, which is located just off McCormick Road we will holding our annual homeowner?’s meeting.
Since we only received two nominees for the two open slots for the Board of Directors at the September 17th homeowners?’ meeting, Florida Statute 718.112(d)(1) says elections are not required.
As a result, Richard Shoemaker, the current Vice President of the association will take over as the President from Brad Richards who has served in this position for the past 3 years and with the Board of Directors for the past 5 years.
Patricia Whiting, a former Board member will serve as the association?’s new Vice President and Bill Thompson, the current Secretary/Treasurer will remain in his position.
Also, at the quarterly homeowners?’ meeting the Board voted to approve awarding the remaining $25.00 Home Depot gift certificate for the ?“Best Decorated?” holiday home.
Our new ARC committee will help determine the winner and present the gift certificate after their judging on December 19th.
Additionally, as a result of numerous complaints about parking violations, the Board voted to amend the procedures for assessing fines for non-compliance with the Covenants, Conditions and Restrictions of Caroline Cove. The Board amended the parking violation section to reflect member sentiment that it took too long to get parking problems resolved..
Under the new change, the Board will send a homeowner with an improperly parked vehicle a First Notice by Certified and First Class mail. This first notice will give them 10-days to either notify the association that the improperly parked vehicle (in cases where the vehicle is parked in the street) is a guest or to properly park the vehicle.
After the initial 10-day period has expired and the homeowner has not taken any action to correct the problem, the association will impose a $50.00 fine plus all postage costs to include those for the first notice. The homeowner will receive additional $50.00 fines plus postage costs for each 5-day period, or any portion thereof, that they continue to have a vehicle improperly parked in the neighborhood.
The Board agreed with those who had complained that the old system allowed a homeowner with an improperly parked vehicle to keep the vehicle improperly parked for 80 or more days before a fine could be imposed. Changing this provision will hopefully allow for better enforcement. That was the only change in the enforcement provisions. All the other previously approved provisions governing the assessment of fines for non-compliance with the covenants were not changed.
Thank you to those who voiced their concern about this issue. If you have other concerns, please bring them to our attention either by mail or through our e-mail. Phone calls are nice but having a written request helps us staff the issue.
