Greetings:
I write at the direction of the Trustees of the Chevington Woods Civic Association (CWCA).
All homeowners in Chevington Woods Subdivision, Violet Township, Fairfield County, Pickerington, OH, 43147 are subject to the Bylaws of the CWCA and also subject to the deed restrictions that are part and parcel of any real estate transaction within said subdivision. These requirements are compulsory.
When I purchased a home in Chevington Woods in 1990 the realtor explained the deed restrictions and CWCA requirements including compulsory dues to the CWCA. At closing the attorney for the title company confirmed that the buyers (my wife and I) were aware of the obligations and furnished a copy of the deed restrictions along with a copy of the deed.
However, a recent informal survey conducted by some of the Trustees in their respective neighborhoods revealed that most new residents were not aware of deed restrictions or the compulsory membership in the CWCA. The failure of realtors/agents to properly inform prospective buyers has created problems for the CWCA, which would have probably been avoided had the buyers been properly advised prior to closing.
Accordingly, the CWCA respectfully requests that all realtors/agents conducting business in this area be advised of their responsibility to inform prospective buyers of the aforementioned obligations inherent with the purchase of homes located in Chevington Woods.
