Annual Dues Assessment: Why we collect Dues

Each year the Chevington Wood Civic Association, CWCA, mails dues assessments out to each household in Chevington Woods. Currently the dues are $30 per year and have been unchanged for many years. When the subdivision was platted between 1971 and 1975 the dues were $25. The deed restrictions you accepted when you purchased your home stipulate that the CWCA collect an assessment on all properties in order to provide funding for any services and amenities that are part of the neighborhood. The subdivision developer installed many of the amenities. Services, such as street lighting, etc., have been and continue to be under the direction of the CWCA trustees.

Your dues pay for the following: The electric bills for all street lights at the entrances and street corners, including the street lights located along SR 204 and Milnor Road. Any and all maintenance items and costs related upkeep of any street light in the neighborhood or property in the Reserve areas. The mowing of the grass is contracted out to a professional landscape company. Currently, volunteers maintain our streetlights. Volunteers do our entrance landscaping and planting. Plants and materials are purchased with association funds.

Any major capital repair or replacement costs to any property maintained by the CWCA.

Dues pay for publishing the newsletter and any mailing and materials costs necessary for assessment billing and daily operations of the association. They also support CWCA activities for the children such as the Easter Egg hunt and the Santa visits.

The CWCA Bylaws provide the trustees the right to direct the dues to pay for any legal expenses incurred by the association.

Around 90% of property owners pay their dues each year. There are a small percentage of our neighbors who choose not to meet this obligation and who fail to share the burden of supporting our electricity and other costs even though they benefit from these amenities and a portion of the value of their property is derived in part from them.

We respectfully ask that you remit your dues in a timely manner so that we can continue to maintain our neighborhood. The trustees intend to seek legal advice in the near future regarding methods to deal with our neighbors who refuse to pay their dues.
Most of the newer subdivisions surrounding Chevington have dues of $125 per year or higher. We are able to get by with a smaller amount because of the generosity and volunteerism of your neighbors who help maintain the streetlights, entrances and other services.
