All units on Syracuse are being painted. Fences adjacent to common areas will be painted, as well as all wood trim, the garage and entry doors, - all wood structures that were part of the original construction. If you are interested in having anything else painted at your cost (like your backyard fence) call Wes at 303-755-6152 or Denise at 303-755-2732, x214. If you have any questions regarding the painting, call Joan Reid, our property manager at 303-755-2732. Please be sure to inspect the painting after they have painted your unit and report any problems to Joan.

The Board has been informed that we have been underinsured on our Association insurance for the Concha structures and common areas. This will almost double what we have been paying for insurance, but the coverage is more extensive and complete than previously.

The Board voted to commence with major repairs to the pool?’s tile, deck and resurfacing the interior, and this is in progress. The pool heater, pump, filter and pool cover will also be replaced.

Please notify Joan Reid if you notice that any sprinkler heads have been damaged by snow plowing.

In early May, the Board will be doing a thorough walk-through of Concha. If you have special areas you would like us to note, please put these in writing to Joan Reid no later than April 30th.

The Board is looking for volunteers to help out at a neighborhood clean-up day. The main focus will be the pool/clubhouse on Saturday, May 11th, 9:00 am (rain date May 18th). We will be trimming bushes, planting flowers, cleaning the bathrooms, and putting out and cleaning the deck furniture. Please let Joan Reid know if you can volunteer a couple of hours.

There is extensive leaking on the flat roof of the clubhouse and it will have to be replaced with a new roof. Patching is no longer an option as it has been patched many times before.

The Board finalized the reservation agreement for clubhouse use. There is a $35.00 usage fee per event. A $150.00 refundable deposit is also required to ensure that the clubhouse is cleaned properly after each use. A clean up checklist will be used to show what needs to be done to get your refund returned. Our property management company will handle reservations and collect the fees.

The Board composed a Welcome Letter to be sent to new homeowners. The letter addresses commonly asked questions that someone might have upon moving in, i.e., who is the property manager, how dues are collected, what services our dues cover, trash pick up dates, and homeowner meeting dates. Joan Reid will send this out to the homeowner as soon is she is informed of the new owner?’s name and address.

We?’re still looking for volunteers to help out with this summer?’s potluck. So far 2 people have volunteered to help out, but more help is needed. Please call Joan Reid if you will be on the committee.
