Dear Homeowner:

The twenty first annual meeting of the homeowners was held on Saturday, October 17th. The following homeowners were elected to serve on the Board of Directors for the upcoming year: Bud Forrest, Dan Cronin, Helen Korman, Bob Hallse, and Jordan Orenstein.

Again this year the meeting was held in the morning and brunch was served. All those who attended were pleased with this format. Please let us know your feelings so that we can plan for 1999.

At the first meeting of the new Board held immediately following the annual meeting the
following officers and representatives were elected and appointed:

Your Board meets monthly and welcomes your attendance. Please contact our Manager, Ken
Shortt, for the meeting date. Also, your Board welcomes your comments, suggestions, etc. Please put
them in writing and deliver them to our Manager.

In his 1997/98 President's Report Jordan Orenstein talked about some highlights of the past
year.

- A hearty "thank you" was extended to Sidney Boyers for all his time and effort as a director.
Dr. Boyers is retiring from the Board this year.

- This past year has been a very good one for La Princesa Tower. We suffered no major disasters
such as water leaks, storm damage (El Nino caused no problems for us), plumbing leaks, power outages,
etc. We have continued to improve our reserve cash position. We have maintained the building very well
while continuing to make gradual improvements.

- We increased our cash reserves from $327,000 to $425,000.

- We now have a Digital Satellite System (DSS) television dish on the roof of our building. Now,
with the purchase of a processor and some minor wiring within your unit, you could watch up to 175
channels of television in addition to those channels already provided by Coronado Shores Cable Services.
If you are interested, please ask the Doorman for an information booklet.

- Coronado Shores Cable Services, our provider of television programming, has hired a new
technician, Jim White, and has added four new channels (The Padres, Turner Classic Movies, The Golf
Channel, and MSNBC). We feel that the quality of reception is better than ever. But if you have a
reception problem, please call our Doorman and he can have Jim check it out for you.

- The lower garage entrance gate has been converted to overhead action for ease of operation and
safety. The lower garage exit gate will be converted in the next few months. If you should have any
problems entering or exiting the garages, please let the Doorman know.

- All of the bike rooms have been reorganized with new and improved bike racks. We have set
aside one room for adults, another room for children, and the area near the upper garage entrance for
mixed use. Adults and children must carefully remove and replace their bikes in the new racks. Bikes
must not be carelessly tossed here and there! All bikes must have a Coronado Shores ID sticker. Bikes
without an ID sticker will be removed, after a reasonable time. And, bikes may not be parked in any
automobile parking space within La Princesa Tower.

- We have completed our smoke detector replacement program. All smoke detectors in the
building are now the new and improved type. Our fire alarm system continues to pass all tests required by
the Coronado City Fire Marshall.

- Early this year all homeowners were mailed copies of the new Restated ByLaws. We now have,
in one easy to read booklet, the CC&R's, the ByLaws, and The Rules & Regulations.

- New parking decals have been approved for 1999. They will be numbered but will NOT say
Coronado Shores anywhere on them.

- We have recently hired a part time housekeeper, Yolanda, so that we will have two
housekeepers every day of the week. Yolanda is a hard worker and we are sure that you will all like her.

- We have just completed repainting the terrace deck and terrace planter walls.

- And finally, your Board has approved a budget for 1999 with no increase over the 1998 budget.
A copy of the 1999 budget and reserve schedule is attached to this newsletter. If you have any questions,
please call our Manager, Ken Shortt.


WATER LEAKS: In August of 1993 your Association adopted the following water leak/emergency
response policy:

"The Association shall provide emergency services to include:

1. Locating and stopping the water leak.
2. Wet vacuuming.
3. Lifting the wet carpet as needed
4. Discarding the wet carpet pad as needed.
5. Placing fans, as needed, to dry the carpet.

The Association shall not be responsible for the following:

1. Replacing the carpet pad.
2. Re-laying the carpet.
3. Any other repairs and/or replacements that may be needed as a result of the water leak


RULES AND REGULATIONS: Your Board wishes to remind all homeowners that the Association has published rules and regulations governing remodels, window coverings, window tinting, pets, move-ins and move-outs, work in units, parking, the use of the emergency key, etc. If you do not
have copies of the "Information and Guidelines for Homeowners" and "Rules and Regulations for
Remodeling", please contact our Manager for your copies.

MAINTENANCE: The maintenance and repair of the common areas and special projects authorized by the Board of Directors require the full time efforts of our maintenance personnel. Please do not ask them to do work for you inside your condominium. In their efforts to help you, they become farther and farther behind in their assigned duties. Of course, they will be available for any emergency inside your
unit.

PARKING: Please park only in the space assigned to your unit. Remember, NOTHING should be in a
parking space except a motorized wheeled passenger vehicle (automobile, truck, motorcycle). Only head-
in parking is permitted. All parking spaces are privately owned, and vehicles illegally parked are subject
to tow. Unfortunately, there are no extra inside parking spaces available for use. Please do not ask the
management or staff to aid you in finding an extra parking space. Their efforts to aid you invariably lead
to problems for all involved.

INSURANCE: We would like to suggest that your New Year's resolutions include a review of your
personal insurance coverage. Your condominium owner's insurance package should include coverage for
Personal Property, Condominium Improvements & Betterments, and Liability. So that we may aid
you if an emergency should occur in your unit, please have your insurance agent send a certificate of your
condominium owner's insurance coverage to our Manager.

TRASH ROOMS AND RECYCLING: Please bag all trash and put it down the trash chute before 10:00 P.M. If the small stainless steel door to the trash chute does not close on it's own, please pull it closed and notify the doorman. All recyclables go behind the main door of the trash room. Newspapers (please no other type of paper) go on the shelf. Bottles, cans, and jars should be rinsed and then put in the container. Please do not leave any trash or recyclables on the floor of the trash room.

MAIN WATER DRAINS: While it is the responsibility of the Association to keep the main drains clean, the Association has no control over what is put down garbage disposals. The Association cleans the main kitchen drains 4 times per year. Invariably when a main kitchen drain backs up and floods one or more units, we find bits and pieces of Styrofoam, plastic, paper, corncob, watermelon rind, cantaloupe,
celery, orange peel, old paint, paint thinners, etc.
PLEASE do not put any non-food items
or any fibrous hard food items
down your garbage disposal!
Only put in your garbage disposal the softest of food items. If you are in any doubt, place the items in a plastic bag, tie the bag securely, and put it down the trash chute. If you experience a drain blockage, DO NOT use any chemical drain openers! Please call the Doorman and he will send the maintenance staff to your condominium.

CHILDREN ON BIKES: This summer we seemed to have, more than ever in the past, many small children on very tiny bicycles, seemingly unattended, riding in all directions on our roadways. The potential for disaster was enormous! NOTE: in accordance with California State law approved safety
helmets must be worn by all bicyclists under the age of 16. The safety of the small children is paramount to all of us! No one wants to see a child injured or worse. Parents, you must teach your children safe bicycling habits and the small children must be supervised. If the problems with children on bikes continues, you can be sure that very prohibitive bicycling rules will be enacted. Please remember that
bicycles may NOT be parked in any automobile parking space within La Princesa Tower.

BBQs: While the use of BBQs is not prohibited, it is important to remember several things. The smell
and the smoke from your BBQ may be disagreeable to your neighbors. And, the smoke may cause
residents of other towers to believe that a fire has occurred. If they call the Coronado Fire Department,
the fire department always responds with full equipment and manpower. This is a dangerous and costly
situation. Please remember that it is prohibited to use any flame-type BBQ starter anywhere in La
Princesa Tower. Only gas fired BBQ's or electrically started BBQ's are permitted. BBQs may only be
used on open (non-enclosed) balconies. BBQs must be used with common sense, caution, and concern
for your neighbors.

Our Annual Holiday Party will be held on Friday, December 18th from 5:00 P.M. to 7:00
P.M. in the Main Lobby. Please join us for soft drinks, cocktails and catered hors d'oeuvres.
