Letter from the Treasurer

Hello neighbors! My name is Mike Botts. My family and I have lived in Eaglebrook for 13 years. If you are new to our communit, ?“WELCOME!?” As you know, we are a deed-restricted community and by law must have a Homeowners?’ Assoc. We have always been able to operate with volunteers. (Managers are quite expen-
sive.) We have a small annual fee ($79.) which is used for the benefit of the whole community. The lovely land-
scape we enjoy at our entrance is one of our major expen
ses. Last year the cost for the upkeep increased 40% and insurance rose about 14%.

Your Board is considering raising the dues by approx. 10% ($8.) per homeowner. You will receive an invoice on or before Dec.5, and it will be due by Jan. 5, 2007. We are also considering removing the ?“grace period?”. A late fee of $20.00 will be assessed to reimburse the assoc. for expenses incurred to collect the fee. For the majority of us, this will have no effect because we always pay on time. Unfortunately, there are a few who push the limits and it ends up costing all of us.

We are always looking for residents who will volunteer to serve on the Board. If you would like to serve or just offer input in the decision-making process, you are cordially invited to our annual meeting. (The Jan. date will be announced soon.)
