RE: Eastview Estates
Dear Bob:
The purpose of this letter is to update you on our progress relating to the needed modifications of the three retention basins at Eastview. Work has begun, and should be completed within one week.
We have also reviewed information provided to us regarding the entry gates. The entry gates were chosen based on the number of homes within the subdivision (23) and the average daily trips that were expected to be generated by those homes. According to Trip Generation, 3rd Edition, published by The Institute of Transportation Engineers (ITE), the average weekday vehicle trip ends per unit for a single-family house is 10. Most traffic engineers use this ITE publication to conduct traffic analyses for future subdivisions. Therefore, based on the number of homes In Eastview Estates, and the ITE information, we calculated that the subdivision would generate 230 trips per day. Published materials from the gate manufacturer stated that the gates could accommodate 250 vehicle trips per day, in excess of the 230 anticipated for the subdivision. We therefore believe that the entry gate system at Eastview Estates is rated to meet the needs of the development, and decline to replace this equipment.
