MINUTES FROM DECEMBER 5, 2005 BOD MEETING WITH ED SHEW
Meeting convened at 2:00 pm at First Financial Bank, West Chester/Present for the meeting were Ed Shew, Paige Willover, Chris LaPak and Glenn Davis
The budget for 2006 was reviewed which included the projected revenue and expenses. The projection for lawn and landscaping was high due to the recent contract entered into with the new landscaper at a reduced cost.
There was a $6,632.75 payment shown for sewer plant maintenance. Because this maintenance was required prior to dedication, the BOD requested Mr. Shew to submit the bill to the Developer for reimbursement to Elk Creek HOA. He agreed to follow up.
Mr. Shew agreed at the BOD’s request to submit a pump station water bill of $499.00 to the Developer as it was incurred prior to dedication
Delinquent Homeowner Accounts
-Laboy is supposed to send check by 12/9/05 (the delinquency is $1461)
-Konneh had a judgment entered on October 28, 2005 for a delinquency. The BOD decided to give the homeowners until the end of the year to pay in full before executing on the judgment. A final letter will be sent by the HOA solicitor.
The BOD discussed further action to collect delinquencies such as executing on judgment to include a sheriff’s sale on personal property.
There is a shortfall on revenue and it was agreed by the BOD to raise the annual fee to $235 and make up the difference with the surplus from 2004. The fee cannot be raised any higher without amending the Declarations.
