The minutes are attached for the November 23, 2004 Board meeting. There are no minutes for a December meeting due to not being able to form a quorum at the General Membership meeting.
Common Areas ?–
Attached please see work orders and an Action list to Ray for tree staking. The trees have not yet been staked and I will continue to work with Ray until they are. Ray and I will be meeting on the property on January 13, 2005 to walk the property and discuss any outstanding issues.
Additionally I have informed Ray of some yellow areas in the turf. Ray has stated that he will fertilize these areas in the next two weeks. However in my opinion, these yellow areas are due to lack of winter rye seed. The window for over-seeding has closed so I will continue to monitor and work with Ray to get these areas green.
I have contacted Ray to have all water shut off for a period of approximately two weeks following the rain we received.
Please see the attached work order to Ray regarding the tree that came down in the rains next to unit 1077. The tree was removed by Ray because the root ball was damaged. The Board may want to consider installing another tree. The area where this tree was looks pretty baron without a tree.
Attached you will find three bids fro having the pine trees trimmed. The bids are from Ray, All Year Around Trees and Valley Crest Tree Trimming. All of these vendors are Certified Arborists). Please note that Valley Crest believes the trees are in good shape and doesn?’t recommend trimming them except for the trees that are encroaching on buildings and sidewalks.
Attached is a proposal from John Murray to install two additional lights in the common area behind unit 1025.
I inspected the pool gates and found all to be in working order. I will continue to monitor the locks and gates on my weekly visits.

I received a call and noticed that the trash hadn?’t been picked up by units 1025, 1031, 1035. I called the City of Glendale to inquire why the trash hadn?’t been picked up. They were supposed to call back but didn?’t. I called John to have the excess trash around the dumpsters cleaned up so they could be serviced on the City?’s next visit, Saturday, January 8th.
Please see the attached bid from Beebe?’s Pest Control regarding a bee hive that was removed from building 23. Beebe?’s has included a bid of $500-700 to remove the honey from the wall and seal the hole. I can get more bids if the Board desires but my recommendation is to have Beebe do the work and have them remove the honey.
Homeowner Correspondence ?–
Please see the attached e-mail from Anita Krueger regarding some damage done to her plate glass window allegedly done by the landscaping company. She would like to have this repaired or replaced.
I received a fax from Wanda Hornewer in unit 1057 regarding dead fish in the lake. I contacted Ralph with the lake maintenance company on Monday to discuss the issue. He informed me that the dying fish were Tilapia. While this fish is excellent for cleaning the lake but they are susceptible to the cold. I contacted Eric Swanson with Arizona Fish and Game and he confirmed this information. There is a genetically modified strain of Tilapia that have been developed to withstand colder temperatures.
Wanda also noted that there was an area outside her front door that needs maintenance. After discussing with the Board I will make arrangements for Dave Dalton to repair.
Attached is an e-mail from unit 2031 regarding dead plants in front of her unit. I visited the property and can confirm that the Bougainvillea is dead and should be replaced.
Financials ?–
Attached are the December 2004 financial statements.
Overall utilities are in great shape ending up under budget by $9.588.06. Two utilities that were over budget were Gas at ($1,350.52) and Electric at ($1,056.16).
Maintenance was also under budget by $3,795.03. Landscaping Extras were over-budget due to the over-seeding in October and replacement of four trees in November.
Pool repairs were also over budget in 2004 by ($2,486.28) most of which was offset but being under budget by $2,010.00 in pool maintenance contact.
The administrative area was over budget by ($3,795.03) partly due to legal fees due to the on-going issues with the Builder. This was not budgeted for in the 2004 budget. Additionally, insurance was over budget by ($2,111.80) due to increases mid-year of the premiums.
Attached are letters from Mark Reece, CPA, P.C. and Cronstrom and Trbovich regarding your 2004 Audit/Review/Compilation. If you don?’t know, State Statute requires that all Association have a Audit, Review or Compilation within six months of the end of the fiscial year. Yours must be done by the end of June 2005. Your had a full Audit performed in 2002 so since your documents are silent, you can choose to do the lower cost Review or Compilation instead of a full Audit.
