Farmington is a covenant restricted community. Upon closing on your house you should have been given a packet of Covenants, Conditions and Restrictions. These restrictions are not to hinder your freedom as a homeowner. Rather these restrictions are enforced to maintain property values and the overall quality and appearance of the community.
Violators will be given a courtesy warning which will list the nature of the violation and the proposed sanction to be imposed. If the violation is not cured within 15 days the violator will get and 2nd warning. If the violation is not cured within 15 days, a third and final notice will be sent. If the violation is not cured, or if the homeowner does not appeal the claim of the violation to the Farmington Board of Directors a fine will be imposed. The 1st fine will be for $50.00, the 2nd fine for an uncured violation or reoccuring violation will be $100.00, and the third fine will be $250.00.
If the violation is still not cured legal action may be taken. The homeowner will be responsible for all cost incurred by the Association to resolve the issue.

2. Unsightly trash, debris, wood, etc
3. Poor lawn care (i.e. weeds)
4. Outside cables not covered or painted
5. Swamp coolers and window a/c
6. Chain link dog runs
Your Community Manager does bi-monthly inspection of the community to monitor existing violations and to check for new ones. However, they can't always see everything. If you see a violation that needs to be cured give him a call or drop him an email.
If you receive a letter that you believe to be in error, don't hesitate to call. We will work with you, it is possible that it was sent to the wrong address, or perhaps you were aware of the situation and corrected it between the time of the inspection and when the letter was received. For some violations, the Property Manager will take digital photo's, a copy of these can be emailed to you, also, a Board Member can be notified to come by and talk to you about the violation.
