Your Board has been working for several months to establish a plan to provide for the ongoing maintenance of our streets. We were very fortunate to enlist the aid of Tim O?’Krongley and Doug Radcliffe during this process. Tim and Doug examined the various alternatives available to us and provided us with the information we needed. Tim was also very instrumental in putting together our bid specification sheets for this very complex process.
We have identified a preventative maintenance process to be applied. This should extend the useful life of our streets. Beginning in mid May, we will be treating all the streets in Unit 1 (Fossil Creek Drive and cul-de-sacs). We will also be sealing cracks throughout the entire subdivision. The streets in Unit 1 were chosen to be first as they are the oldest and this is a very expensive process. We currently plan to perform the same work in Unit 2 within 12 ?– 18 months. The funds for this work are provided for in our long term capital reserve program.
As we approach the start date for the pavement sealing, you will receive a letter with more detailed information. Please be alert for it and read it carefully. It will outline the process used by the contractor and the steps they will take to minimize disruption to our neighborhood. However, this will be a large project conducted over several days. As part of this project, the streets will be swept one or two days in advance of the sealing contractor beginning work.
Many of you in Unit 1 have decorative rock in the bar ditch along the street. You may want to give serious consideration to raking it back a few inches from the street in advance of the pavement work. While the contractor will use every precaution, there can be no guarantee that some of the material will not stain or spill on your decorative rock.
