Georgetown Crossing Annual Meeting Minutes - October 29,2003



I. Called meeting to order @ 7:00 p.rn. by Jennifer English. Quorum established.

II. Introduced Representatives for Ryland, Mike Ringel and Bill Clark, also Lu Fonteno with AAM.

III. Mike Ringel discussed transferring the Association over to the homeowners. Ryland owning less than 25% of the homes is what is required for Ryland to turn over to homeowners, Ryland is ready for that. The advisory committee can do things like implement a newsletter, website, etc.The committee will determine the success of the HOA.
Mike said he would work with Advisory Committee on setting up a workable budget. Homeowners requested a copy of the current budget. Discussion on budget and dues. Homeowners requested outline on what the dues are going to. Homeowner suggestion to wipe the slate clean.
Billing questions were raised. Homeowners stated that Ron told them until the billing issue was resolved, they would not receive any bins, statements were mailed out. Discussion.
Homeowners questioned sidewalks for the neighborhood, Bill Clark stated the sidewalk plans had been deleted by the developer, Mike said he would check the plats and go back to the developer for revised plats to find out whether indeed they had been deleted and why.
Questions regarding the road to the church, can it be done? Roads are controlled by the county and state, developer has no input. Was land deeded to church?
Homeowners want grievances on the table. Developer picked Alliance. Wanted to know how to change. Lu stated there was a contract in place. Homeowners requested copy of contract.
Money going to AAM is questionable, homeowners claim Alliance in breach of contract. Action Items:




1) Copies of budget to homeowners
2) Check letter on $45 subsidy from Ron
3) Is sidewalk on plats
4) Lots deeded to church?
5) Copy of AAM contract to homeowners
6) ill to look into fences

IV. Election for Advisory Council Committee went as follows: Dee Cook nominated herself via fax, Margil Horton, Dan Henderson, Bruce Petty and Lory Mueller were all nominated by the floor. Votes were tallied, Dee Cook, Dan Henderson and Lori Mueller were elected as the new members of the Advisory Council Committee.

Meeting adjourned 8:25 p.m.
