To avoid late charges payment of the 2003 assessment of $210 must be received in full by the Association, at our office located at 8809 Timberwilde Drive San Antonio Texas 78250, before 7 PM on Friday January 31, 2003. If you are planning on mailing your payment, please remember to allow enough time for your payment to be received on time. You may also leave your payment in in the drop box located outside of the main entrance to the Lodge. The drop box is checked regularly.
A first late fee of $20 is added to any account if full payment is not received by 7pm on the 31st of Janauary, 2003.
A second late fee of $50 will be added to any account when full payment (this includes late fees added the account) is not received by 7pm on the 28th of February, 2003.
Late payment fees include interest which the Association is entitled to charge in addition to unpaid assessments.
When an account remains unpaid (delinquent) at the close of business, 7pm on March 31st, 2003, without further notice to the property owner, an Affidavit of Non-Payment of Maintenance Assessments will be prepared and registered in Bexar County property records and a $100 lien fee will be added to the account when this is done.
Finally, if an account remains unpaid (delinquent) at the close of business, 7pm on April 30, 2003,without further notice to the property owner, the account may be referred to the Association's attorney for collection action. This may eventually include foreclosure action. This can be extrememly expensive for the proeprty owner because of the legal fees incurred by the Association are charged to the property owner. FOr example the attorney's intial demand letter and payment arrangements will cost at least $150. If other legal action is required the cost to property owner may be an addition $500 or more dollars.
If a property owner is unable to to make payment in full by January 31st 2003 the property owner may enter into a monthly payment plan. This can be arranged at the Association's main office located at 8809 Timberwilde Drive San Antonio Texas 78250. There is an administrative fee of $10 added to the account. IF THE REQUEST FOR A PAYMENT PLAN IS MADE AFTER LATE CHARGES HAVE BEEN ADDED PAYMENT OF THE LATE CHARGES MUST BE PART OF THE PAYMENT PLAN.
As a courtesty, if the the Association has the mailing address we will send one copy of the annual assessment billing notice to property owners' mortgage company. It is the responsibility of the property owner to ensure the information the Association is current and accurate. The property owner is responsible for payment of the assessments on their property.
