ABOUT DEED RESTRICTIONS
We appreciate your efforts in keeping your properee of violations. As a reminder, the following violations are being cited in your Community.
?· Trash cans stored where visible from street view and trash cans being left on curbs before trash day
?· Yards in need of mowing, edging and the beds in need of weeding
?· Vehicles that are not used on a regular basis and are parked in the street or driveway are considered to be stored and must be stored in the garage
?· Oil stains in the street and/or driveway
Your homeowners association is responsible for enforcing deed restriction violations. Traffic violations such as speeding, running stop sgns, etc. must be reported to the sheriff?’s department.
PROPERTY IMPROVEMENTS
All improvements to the exterior of the property require approval from the Architecture Control Committee (ACC). These include but are not limited to the following:
a) Storage Buildings, Gazebos, Shade Arbors
b) Playhouse, Fort Structures, Swing sets
c) Pools and Spas
d) Decks
e) Patio Covers
f) Basketball Goal
g) Garages
h) Roofing Material
i) Exterior Painting
j) Room Additions, Sunrooms
k) Fencing
l) Exterior lighting
m) Extensive Landscaping
n) Window Treatment, solar screens, store windows, storm doors
o) Sidewalk, driveways, walkways
2004 MAINTENANCE FEES
The 2004 annual assessment statements have been mailed. Please be aware the fees are due on January 1, 2004 and are late after January 31, 2004. The rate for 2004 is $374 per home. Please make your checks or money orders payable to Hambledon HOA and mail to:

The billing schedule for 2004 is as follows:
?· 1st billing ?– November 2003, due January 1, 2004
?· 2nd billing ?– February (delinquent notice) includes interest
?· 3rd billing ?– March (demand letter which includes a $20.00 charge)
?· Attorney ?– April ?– all delinquent accounts will be turned over to the attorney and a charge of $85.00 will be added to the account
?· June ?– collection lawsuits are filed
