If you are a new resident in the Hamilton Highlands neighborhood, we would like to extend a warm and hearty welcome to you and your family.
As a new neighbor, you may be asking yourself: "What is Hamilton Highlands Homeowners' Association?" The trustees are glad you asked and welcome the opportunity to provide you with an answer. We are an Ohio nonprofit corporation which was formed when the community was established. The "Association" was initially overseen by the developers, but was later turned-over to the homeowners. There are specific responsibilities that homeowners acquire along with the privilege of owning a home in this community. There is a board of trustees comprised of elected homeowners who oversee the "Association".
Who are members of the association? Each owner of a lot in the development is a member of the "Association".
Deed Restrictions? These are the restrictions set-forth to be followed by the homeowners of Hamilton Highlands. The restrictions are enforceable by any of the homeowners. A copy of the restrictions may be obtained by e-mail or written request.
Association Fees? As a homeowner, you are legally obligated to pay an annual fee. The 2003 annual association fee set-forth for each home in the community is $30.00
What happens to my money when I pay my annual fee? The money is deposited into the "Association" bank account. It is paid out as needed by the trustees of the "Association". The fees help pay for services to maintain both entranceways, the access lot on Hackworth and retention area parallel to I-270. Fees also pay for photocopies, newspaper notices, room rentals for meetings, postage and all other costs involved to maintain the "Association". Financial statements are available upon request.

To clarify those areas that are to be maintained by the "Association", they include: both entry easements off Obetz Road, Storm Detention area and Access Lot. All other areas along Obetz and Lockbourne Roads are each lot owners' responsibilities.
Our community honors the memory of the men and women who lost their lives while serving our country in the military. We recognize their dedication, courage and sacrifice.
