To All Hampton HOA Members,

Throughout our community there has been a growing concern about the state of our lawns. You should all be aware of the irrigation problems we’ve had in the past and how that has affected the turf in our community. However, even when irrigation has been working correctly, the common area and yards still do not meet everyone’s expectations. Therefore, to help in the overall beautification of our community, the HOA has contracted Brickman to slice seed the common areas and front yards this fall. We believe this will improve the appearance of the lawns by allowing for consistent turf type and thicker growth. Unfortunately, this will not solve all problems with the private yards. We asked Brickman to analyze the situation with the frequent burning and thin growth in our yards. They were able to identify 3 areas of concern:

The soil quality is poor due to the clay that was dug up and left over from construction.
The sod, in many cases, was placed directly upon a bed of gravel or larger rocks. This leads to a quick burning of the turf as the temperatures heat up. In addition, the gravel/rocks do not allow for proper root growth.
Some yards have very poor quality of grass/turf and other yards have a much higher quality. Ryland probably did not use the same contractor or ensure the same quality turf was ordered for each home.

It should be noted that the responsibility of the HOA is to “maintain” our community. The HOA will not pay for “upgrades” to private lawns. The monthly dues do not cover these types of services. However, the HOA Board has worked with Brickman to come up with a solution that will provide a solid base for your lawns. Therefore, the following option has been extended to you, through the HOA.


Brickman will apply and grade 2 inches of quality top soil. Then they will seed, fertilize, and spread straw.

This will be implemented as outlined by Brickman:

1) Push mow each lawn at the lowest possible setting to remove all upper
growth and create greater access to the layer of thatch and soil.
2) Using a power dethatcher we will then remove as much thatch as
possible and loosen the soil down to a half inch or inch.
3) Next we will add, turn/rake in the new soil, seed and fertilizer.
4) Last we will cover the seeded area with straw.
The irrigation should be turned up once the seeding is complete to run
every day for 20 - 30 minutes.

This service will be provided at the cost of $325 per front yard for those who are interested. Brickman feels it is necessary to begin this process as soon as possible. If you are interested in this service please notify Judy by email before Sept 7th. Payment of $325 should be added to your October monthly dues. If you choose to extend it over the 3 months, the cost will go up to $350 and will be $117 that must be paid each month during October, November, and December.
