Answers to Questions from residents 10/7/05

email from Jason Glithero and my response

Jason,

Nice discussions today, I think. I have to apologize,
I did not know anything about the reseeding until it
was complete. That is when I read it on the
neighborhood link website. Is there a more efficient
mechanism to inform people of the volunteer efforts?
The neighborhood link site is great for posting
information but does it allow a mechanism for sending
messages when things are updated? It does have an
option to email "Information from your local community
organizations".

Also, I read your posting about the increase of $600
next year. Is this up for vote or a done deal? Where
can a homeowner get the financial information from?
Are these wants or needs? (Speaking several times
with you, I am assuming they are needs.)
Within the year it seems as though we could pay up to
$225/month ($175+$50) plus the $350/yr for
assosication fees. Which averages out to $255/month?
You are correct saying that $2700/year is out of
control. This will definatley have an impact on the
resale value in the area.

Last question: When are the meetings?

Thanks,

-Jason

Jason... the $600 I mentioned was a "ballpark" number from the Windermere HOA (2006). Our HOA "Hampton's" is currently at $125, which is way too low as we stand now. Ryland has been deficit funding our community each year to make up for our shortfalls. In 2006, they will not contribute to deficit funding. Therefore our fees will go up. I doubt to $225! Amity (or management company) originally stated somewhere aroung $245, YIKES! I reviewed the budget and found miscalculations which brought it down to the $200 range. With some effort and initiatices we will discus at our first HOA meeting, it should be more like $175 for 2006. 2007 and beyong, we hope to have it ever lower, but we need a more accurate analysis of our budget once we "fill up" the lots. As we sit now, our community only has 2 homeowners ont he Board, the rest are Ryland and Amity, This will change once our community fill sup to 80%, I think it's it's 80%? Anyway... I hope our first meeting will be mid-November.
Everyone will be notified by mail of that meeting. As for now, it's the website for updates. -Jason
