Quarterly HOA Dues ($45) are due by October 1, 2005. A timely payment will help you avoid a $27.00 late fee. Payments should be send to Hidden Lakes HOA, PO Box 156, Fairview, TN 37062; or give to Spenser Aden (Treasurer) at 7208 Hidden Lake Drive. Past due homeowners will be discussed at the meeting.

HOA Meeting ?– Must have a quorum for this meeting to approve the 2006 budget, so if you can?’t attend give your written proxy to another homeowner that is attending. The following items will be discussed :
?· 2006 Budget ?– The September 12, 2005 Board/Budget meeting was held with several suggestions being made by the homeowners that attended. The Board will propose a somewhat lower budget than last year with the same annual dues amount and payment structure. We plan to rebate any net balance at year end to all homeowners who were not deliquent in their payments throughout the year.
?· Nominations for 2006 Officers
?· Approve changes in Articles of Inc., Bylaws, and Covenants ?– with the exception of requiring yard gas lanterns being on all the time, and deletion of #4 on Exhibit B (Hidden Lake Fences Requirements). All homeowners recevied a copy of proposed changes (other than 2 listed here) in July, 2005.
?· Donation ($500 -$1000) to the Katrina Hurricane Relief effort (i.e. Red Cross)
?· Recruit Committee to address the common area & ravine by the lake and the adjacent homeowners.
?· Purchase of an Entrance Sign to post meeting and other notices and information
?· Two (2) homeowners are deliquent in paying their third quarter dues ?– will be discussed at meeting if not resolved
?· The ACC needs a new member ?– please consider filling this necessary role in the HOA

Mosquitoe Spraying -- A homeowner suggested to the Board to have the subdivision sprayed in the Spring & Fall for mosquitoes. At the Sept. 12, 2005 Board/Budget meeting it was decided by all attending that this should be a personal homeowner decision and if a group of homeowners wanted this done on their property they might get a group discount from a supplier.
