Jan. 10, 2006 HOA Meeting Minutes

7:00 p.m. - Rec Center

I. Roll Call -- President Jeff Wood called the meeting to order at 7 p.m. Fifteen (15) homes were represented (10 in person; 5 proxy).

II. Jay Rogers motioned to approve the minutes of the October 10, 2005, HOA meeting, which were approved with no objections.

III. Treasurer’s Report -- Spencer Aden (Treasurer) presented the 2005 fourth quarter Treasurer’s report. There was a current bank balance of $8,481.63. Spencer reported that several 2006 annual dues payments had been received. First quarter dues for 2006 were still coming in. A late fee would be assessed on February 1st for late payment of first quarter dues. Valise Ramsdell moved and Bill Collins seconded to approve the treasurer’s report. Motion approved.


IV. Committee Reports

ACC Committee – Concern expressed about the white truck (with expired plates) that is parked in front of 7345 Hidden Lake Circle. Jackie Jackson will call the Police Chief tomorrow and a letter will be sent to homeowner. The property has been sold, so question if previous owner had left the truck just parked in driveway.

Social/Welcome Committee
· There will be a Community Yard Sale on April 29th – rain date will be May 6th
· Gift cards were being distributed to new homeowners. There had been six (6) new homeowners in the last six months.


V. Announcements
· Welcome to two new homeowners: Jason & Katherine Britt (7345 Hidden Lake Circle) and Katherine Mills (7209 Hidden Lake Drive)

VI. Homeowner’s Forum
· Thanks to Carol Wirth & Jerry Bull for all the work done on the bylaws, covenants, etc.
· There was a discussion concerning placing names of homeowners that had delinquent dues in the newsletter. Bill Collins & Curt Havens stated it should not be done.
· Jackie Jackson wanted the ACC to have $2,000 for improvements (i.e. community bulletin board, landscaping entrance, thinning out Bradford Pear trees.

VIII. New Business
· Election of Board Officers – Other than the current Officers, other nominated homeowners had asked their names to be removed from the ballot. Without any other volunteers or other nominations, Bill Collins thanked the current officers and motioned that they be nominated to serve another term (2006). Jay Rogers seconded the motion. The current officers agreed to serve another year. President = Jeff Wood; Vice President = Rand Ramsdell; Secretary = Carol Wirth/Jerry Bull; and, Treasurer = Spencer Aden.

IX. Adjournment – The meeting adjourned at 8;06 p.m.
