Members present: Jerry Kroninger, David Hatch, Tom Leonard, Sean Riley, Brenda Simpson
The Minutes from Jan.8, 2006 were approved as written.

Architectural Committee: No new business to report.

Maintenance Committee: Some issues and concerns about water costs and the recent water leak in the Homestead were brought up and discussed. These issues will be addressed with Norm Lewis at the Annual Meeting in March.

Treasurer's Report: The fourth quarter report is available upon request. A copy is attached to the paper copies of the Minutes. As of Feb 17th, there are 24 outstanding dues for 2006. It is due before March 18th. The budget for 2006 will be presented at the Annual Meeting.

Social Committee: The Homeowners Board from Golden Meadows have expressed interest in having a shared summer picnic this year. The HHA Board felt this would be a welcomed addition to our picnic to get to know our neighbors better. Also, Golden Meadows is planning a Rummage/Garage Sale in June and invited the Homestead to join them. More information to follow once details are finalized.

New Business: A new law recently passed called "Common Interest Community (CIC) Documents Receipt And Disclosure To Buyer". A copy is attached to the paper copies of the Minutes. Please let a HHA Board member know if you would like a copy. This law basically states that if you live in a Homeowners Association and are selling your home, you must supply the buyer with copies of the Covenants and By-laws for that area. The HHA Board is looking into a way to have these documents available on the website or via PDF format. We will keep you updated as we seek a solution. If you need copies immediately or do not have access to a computer, the HHA will be happy to provide them to you. Call Jerry at 303-697-5980.
After four years of service on the HHA Board of Directors, Jerry Kroninger has decided to step down and seek new adventures. He was on the Maintenance Committee for one year and the President for three. He has done a fantastic job and will be missed. Sean Riley has also fulfilled his commitment of three years on the Maintenance/Water Committee and would like to offer his position to another capable person. His hard work and dedication to the HHA will also be missed. These two positions are available along with the Social Chairperson position. We are hoping to have some nominations to fill these seats at the next meeting.

Annual Meeting: Saturday, March 18th at Inter-Canyon Fire Station #3 on Hwy 285 across from the Homestead. Sociual hour from 9-10am with coffee, juice, pastries and doughnuts provided. Meeting starts at 10am. Speakers to include Norm Lewis from the Homestead Water Co., Chief Bill Lucatuorto from ICFD, Sheriff Randy Barnes from Jefferson County and members of the Golden Meadows Homeowners Board. All are invited to attend this informative meeting!
