Why is it that the mailbox's were able to get new gutters but the homeowners are not.

Building gutters

If you have not already noticed, some of the buildings have gotten new gutters. The board has decided that due the the expense of replacing the roofs, we will be doing some of the buildings each year. As each building gets a new roof, it will also get new gutters.
Gutters and exterior maint.

Why do the buildings need gutters anyway? The whole property was re guttered in 1999 or 2000. Gutters should carry a 30 year warranty on materials. Is it an installation issue?Nobody is paying attention. I have 20 yrs experience in exterior maintenance on HOA governed properties. I offered my experience to the board during the last paint cycle (Central Painting)and was not welcome. I have lived here for almost 13 years and think it is about time to hire a property consultant to oversee future projects. Today I got home and there was debris covering my back patio and personal belongings from the gutter cleaning job. I was never noticed that this job was going to occur. I called the property manager and was met once again with a nonchalant give a care attitude. She didn't ask for my unit number or telephone number or anything. She said she ''would let them know.'' What is in the gutter cleaning contract? Most knowledgable management companies would stipulate that the contractors capture the debris rather than blasting it all over peoples stuff. Again...nobody is paying attention.
The paint job on my unit was a nightmare(have photos for documentation)and it still is not satisfactory but I am done with it because I eventually got tired of relaying my complaints to Brenda and then Cary (the painter)says he never heard from her! Why was the paint cycle started before the wood replacement issues were dealt with? We painted over rotten wood in many areas that will need to be replaced and then repainted. We are throwing money away. Again, a proffesional management company should have caught this.

It was was decided last year to replace the gutters at the same time we replaced the roofs.
Did you send your complaints about the painting or gutter cleaning to the board by email? There is a link on our web site to do so. It sends the email to all of the baord that have email addresses as well as the management company.
When did you offer your services to the board? Was it verbally to a board member, verbally at the annual meeting, to the board or management company by email or to the management company in writing? Please be aware that we changed management companies just before the annual meeting last year, so if you talked to the previous one, the information may not have been passed on.
Please come to a board meeting and let us know your concerns.
