The HOA Covenants and Restrictions are very clear on roofing requirements. All new roof material of any kind must be pre-approved by the HOA Board of Directors. The Board of Directors continue to have to stop roof contractors and homeowners on location and request all roofing information. Please be informed that your homeowner?’s insurance company is not the final approval for the HOA Covenants and Restrictions. THIS IS A VERY SERIOUS MATTER. Over the last 6 months several homeowners have attempted to have roofs replaced without pre-approval. All homeowners were STOPPED! The HOA Board of Directors keep a close eye on the this issue. Kingspark is a neighborhood with mandatory roofing requirements and restrictions. No exceptions! There has been an article in every HOA Newsletter about roofs for years. There is no excuse for the not being aware of the requirements and restrictions.
If the neighborhood as a whole decides to change roofing requirements and restrictions it is an option. It must be brought to a vote and be passed by a 2/3?’s majority. Then, it must be handed to the HOA Attorney for finalizing legal terms and filed in Cleveland County Court.
A summary of the Roof requirements and restrictions are, as follows:
Roofs are to be of wood shingles, clay, tile or stone. Aluminum Shake Shingles or Class ?“A?” Laminated Fiber glass Shingle may be permitted subject to specific approval in writing by the Architectural Com- mittee. Aluminum Shake Shingles shall be residential Classic ?“Rustic Shingle?” or Alcoa ?“Country Cedar Shake?” or shingles of substantially similar material which, in sole opinion of the Architectural
Committee, meet the following specifications: UL Class ?“A?” Fire Rating, UL Wind Resistance Rating of up to 100 mph and a Manufacturer?’s Limited Warranty of not less than forty (40) years. Roof shingles shall be installed in accordance with manufacturer?’s recommendations and the color of the shingles are subject to approval of the Architectural Committee.
Laminated Fiberglass Roof Shingles shall be GAF ?“Ultra Timberline?” Weathered Wood Blend: Elk ?“Prestique Plus?” Weathered Wood Blend or shingles of substantially similar material of weathered wood color which, in the sole opinion of the Architectural Committee, meet the following specifications: UL Class ?“A?” Fire Rating; UL Wind Resistance Rating up to 60 mph and a Manufacturer?’s Limited War- ranty of not less than forty (40) years. Roof shingles shall be installed in accordance with Section 2308 of the City of Oklahoma City?’s Building Code, the manufacturer?’s recommendations and shall be in stalled with pre-formed ridges (Dura Ridge or approved equal).

All roofing requirements and restrictions are in every HOA Manual. Every homeowner has a HOA manual. If you have any questions please contact the HOA or attend a HOA Board of Directors Meeting.
If any legal costs are incurred by the HOA to enforce the roofing requirements and restrictions, there is a clause in the HOA Manual which makes the Homeowners responsible for all legal fees. This is enforced.
