MARCH 2000

BOARD MEETING UPDATE

The Architectural Control Committee had no requests for exterior modifications from homeowners in the community.

The CAIC met in February to review the Ward Road entry area landscape beds for flowers or other plants. They have requested the landscape contractor to provide a proposal to add good soil to the planter boxes and to plant day lilies. The Committee will also be devoting their time to making fencing products. If you haven?’t had the opportunity to respond to the survey on fencing materials, please take a minute to do so. The survey is on our website at neighborhoodlink.com.

The Board of Directors approved the investment recommendations as proposed by Dain Rauscher.

The Board of Directors voted to move forward with the volunteer ?“Adopt a Street?” program for Little Dry Creek. Jim Hicks will contact the City of Arvada to finalize details for the clean up. We are still looking for participants. If you are interested in participating, please complete the form on page 2.

2000 ANNUAL MEETING

The annual meeting will be held Tuesday, April 4. The meeting will be at the Christ Community Covenant Church at 8151 Simms. The meeting will be called to order at 7 p.m. Check in starts at 6:30 p.m. There is one board position available. If you are interested in running for the Board, please call Tyler Community Management or a Board member. There will be guest speakers (Officer Glasier, community resource officer from the city of Arvada, and Jim Olsen with the Lakecrest Metropolitan District). Lakecrest Metropolitan District accounts for approximately 20 percent of your property taxes. This will be a great opportunity to learn about the district and to ask questions. Great door prizes will be given away as well. We invite you to attend and participate in your community. If you have questions that you would like the Board to address at the annual meeting, please put them in writing and mail, email (dee@dimensional.com), or fax (303/232-3240) them to the management company. Your questions will be answered at the meeting and responses will be published in the next newsletter.

BE CONSIDERATE OF YOUR NEIGHBOR

We are asking that the friends and neighbors of The Landing at Standley Lake be considerate of their neighbors and friends. We ask that you not park your vehicles in front of the homes of others. Please park your vehicle in your own driveway/garage or in front of your own home. This allows your neighbor to also have space for street parking should they have guests.

In addition, please remember not to park your vehicle on the lawn when you drive to the mailboxes. Parking on the lawn can result in damage to the sprinkler heads and lawn of your neighbor.

Your cooperation and consideration with regard to these matters are greatly appreciated.

CITY OF ARVADA CURBSIDE SPRING CLEANUP PROGRAM

Hazardous materials are accepted by the Jefferson County Household Hazardous Waste Facility in Golden. Reservations for drop-off are required, and can be made by calling 303/316-6262.

Appliances, including refrigerators, washers, dryers, microwave ovens, air conditioners, stoves, hot water heaters, ovens, and freezers can be removed by contacting Spencer Recycling for pickup the week of April 3-8 only. Appointments are required and made by calling either 303/320-0258 or 303/475-9777. Appliances left at the curbside during the two-week pickup period will be left by City crews.

The City of Arvada will be conducting the annual curbside Spring Cleanup Program this year from Monday, April 10, through Saturday, April 22. If adverse weather occurs during this period, the program will be suspended by the number of days of the adverse weather.

On Monday, April 17, through Wednesday, April 19, crews will work from Kipling Street to Ward Road with an overlap day of April 19, crews will then work from Ward Road west to the city limits until the cleanup is completed.

The cleanup crews will start pickup around 7 a.m. daily, so have your items at curbside by 7 a.m.

A special phone line (303/431-3985) has been established to answer frequently asked questions about the cleanup program in general, with the ability to leave a message for a return call at the end of the recorded message.
Crews will pickup household items that residents may have wanted to discard for many years, such as old mattresses, old furniture, swing sets, fence slats, yard edging, doors, bicycles, railroad ties, bed frames, tree branches and stumps, and lawn furniture. Residents must cut and bundle tree branches for removal, and cut tree stumps to an easily handled size.

City crews will take whatever is at the curbside, including trashcans, wheelbarrows and other containers, which have debris in them. If you wish to keep these containers, it is the resident?’s responsibility to clearly mark on the container that it is not to be disposed of. If crews plan on coming to your home on the same days as your regular trash pickup, residents need to clearly separate regular household trash from items for City crews to remove.

Items that will not be picked up by the City include concrete pieces, asphalt pieces, roof shingles, bricks, tires, appliances, car parts/engines, lawn mowers, and hazardous materials.

Fence Survey

It was originally the Board?’s intent to continue to repair our fence and replace sections with the same materials as necessary. However, a world-wide shortage of cedar has caused very high prices and very poor quality of wood. In addition, there is a very limited supply of cedar which will be felt in the future availability and quality of this wood. This is why your Board is evaluating alternate fencing materials. The cedar siding uses less cedar but is and will be consistent quality and is stronger than cedar pickets. It is expected to be available much further into the future than pickets as it is more profitable for the mills to produce. We have erected sample fence test panels to evaluate different materials for future use in our perimeter fencing at The Landing.

The materials are:

A. North panel. Cedar siding with 4x6 posts
B. Center panel. Polyethylene (recycled plastic)
C. South panel. Polyvinyl (virgin plastic)

The panels will be up for at least one year to evaluate the effects of wind, sun, and other elements. We would like the opinon of our homeowners of these newest available materials by answering the following questions:

1. Which panel do you like?
Best A____, B____, or C____
Least A____, B____, or C____

2. Which panel do you like from the back side?
Best A____, B____, or C____
Least A____, B____, or C____

3. Do you have any additional comments? If so, please note:

Thank you for participating in our opinion poll. Your input is important to us. There are other factors that we must consider prior to making our decision. However, your opinion will certainly be taken into our consideration.
