You should have four controlling documents, as amended, in your possession as long as you own your home. By purchasing a home in Lydia Estates, the contents of these documents are included in your contract. If you move, ensure that the new owners receive them.
1) Declaration of Covenants, Restrictions and Easements (Declaration):
This document, in part, contains the responsibilities of all residents. Of particular significance are articles VII & VIII.
2) Articles of Incorporation (Articles):
3) Bylaws: Operating principles of the association.
4) Association (Lydia Estates) Rules:
If you did not receive any of the first three documents at closing, see your builder or closing agent. They may also be obtained from the association for the cost of reproduction. The fourth document may be obtained from the Association and is attached to this handbook during the annual issuance. Please become familiar with all four documents.
