In-Fill Incentive Densities

Currently, there are no pending development reviews. However, the quality of our neighborhood is being threatened by what is called In-Fill Incentive Densities.
The purpose of the In-Fill Incentive Densities is to allow an increase in the density normally allowed, thus to encourage the development of parcels that have been bypassed for residential development.

Parcels must be located within an urban single-family district, be less than 2.5 acres in size, all public services and facilities must be immediately available, and the parcel must have existing urban development on at least two sides.

If these requirements are met, a developer can divide the parcel into lots 20%-25% smaller than adjacent lots. In addition, the developer can locate mobile homes on each lot.
Two adjacent in-fill developments have been approved in our neighborhood in the past few months. These parcels may be developed as a 17-lot mobile home development. Adjacent homeowners contested the approval of the in-fill development. The bases for their appeal was that mobile homes are not the same housing type as framed homes built on a foundation. The County Commissioners denied their appeal.
