MSCOA Annual Dues
$298 per year for each improved property. $149 per unimproved property.
Each year our MSCOA By-Laws provide for an annual assessment of dues to be collected to pay for the common expenses of our Community. These expenses include, but are not limited to, road and ditch repair, snow removal, signage, newsletters and other communications, insurance, certain legal fees, etc. A bill for the 2010 annual dues has been sent to each property owner.
The entire amount must be paid no later than the end of January 2010. Beyond that date a late fee of $25.00 per month will be added to the bill for every month the payment is overdue. After three months Court action will be considered to recover the payment. If you know that you will not be able to pay on time please contact the MSCOA Board as early as possible so that some plan can be worked out.
If you are planning to sell your property please be advised that Virginia Real Estate Law requires that you pay your dues for the current calendar year in full before you can transfer title. You cannot pro-rate your dues just for the months you own the property. Real Estate Agents and/or Lawyers and Title Companies contact MSCOA to verify this prior to closing.
