Summary of what Cornerstone contract covers:
TURF CARE:
Mowing and trimming: April through October – weekly November through March - every other week
Edging: 42 times/yr. Hard edging - walks, curbs, driveways Soft edging - around bed areas and trees
Fertilization: 4 times/yr.
Weed, Insect and Disease Control:
November 1st to April 1st - Pre-Emergent herbicides
April 1st to October 30th - Post-Emergent herbicides *Cornerstone will not be responsible for the post emergent control of crabgrass
and common Bermuda or for nematode control.
*Ant mounds will be treated as they appear with Advion ant bait to eliminate
mounds. *Homeowners should have fire ant treatment available and apply as
needed. Fire ants are difficult to eliminate and their bites can be harmful.
TREE, SHRUB, AND GROUNDCOVER CARE
Pruning: All shrubs and trees (trimmed up to 10 feet) shall be pruned and shaped a
maximum of 10 times per year.
Fertilization: Shrubs and ground cover - 4 times/yr.
Palms and hardwood trees - 2 times/yr.
Weeding: Removed from all plant, tree, and flower beds once a month during the
non-growing season and twice a month during the growing season for a total
of 18 times/yr. Manual (hand pulling) and chemical (herbicides) will be used.
Insect and Disease Control: Plants will be monitored and issues addressed as needed.
(Note: The Association will not be responsible for replacement of dead plants that have
been planted by the homeowner and/or have not been approved by the ADMC.)
IRRIGATION INSPECTION
All irrigation will be inspected once a month to insure proper operation.
Any issues that have been caused by Cornerstone will be repaired at no cost.
Otherwise, repairs to the system will be done at an hourly rate of $45/hr.
(Note: wear and tear of sprinkler heads is covered by the Association. Damage caused
by a homeowner will be charged to the homeowner. Underground pipes and timer
boxes are the homeowners responsibility.)
As many of you know, we have contracted for tree trimming in front yards and common areas. Our basic landscaping contract, as in prior contracts, includes trimming of trees up to 10 feet from the ground; but full trimming and thinning has become necessary as the trees have aged. This is a one-time contract for the job which requires special equipment. Trimming of backyard trees are optional. As trees vary in size, there are different prices for small, medium, and large trees. Anyone wishing to obtain a quote for backyard trees should submit a work order request to Cass Malloy as soon as possible. Back yard tree trimming is one at the homeowner's expense.
One final note on landscaping is that the landscapers have completed an extensive irrigation inspection and are in the process of correcting problems they found.
