Homeowner Survey
A total of 103 responses were received from homeowners in the Meadows at Westwoods Ranch and Westwoods Cluster Homes.
Grounds: 76% of the people responding were not satisfied with the presentation and upkeep of the common grounds. On the questions which dealt with entryway signs, 55% were in favor of having entryway signs at all entrances, and 34% were in favor of having one large sign at 64th and McIntyre Street. 80% of the people who responded were in favor of having more landscaping in the common areas, and 55% were in favor of paying $2 ?— $3 per month in additional dues for these improvements.
Architectural Control Process: 91% of those responding were familiar with the requirements for the Architectural Control Committee; however, only 59% were satisfied with the process. 59% felt that the process is necessary for all items, even if standards are provided. Those who did not feel that the process was necessary felt that the landscaping of backyards was largely a matter that should not be under the Architectural Control Committee review.

It was also decided that at the January, 1999 Annual Meeting, there will be an election for two additional Board members for a total of five members. The term of office for existing Board members will expire in January of 2000. The Board also decided that future Board meetings will be held on the second Wednesday of each month. They will begin at 5 p.m. and will be held at the offices of Management Specialists, 5855 Wadsworth By-Pass, B-100, Arvada, CO 80003.
A Message From the Board of Directors
Recently a homeowner distributed an anonymous letter throughout the Meadows at Westwoods Ranch. The following is a reply to the concerns addressed in the letter:
Not Satisfied With The Association
Only this summer did the Association come into the full control of the Board of Directors. The Board is making every effort to identify and address the concerns and problems of our neighborhood. This was a goal of our recent homeowner survey ?— we received approximately 100 responses, which is less than half of the homeowners. Two more additional Board members will be added to the current Board of three at the annual homeowners meeting this January.
Not Satisfied With The Grounds
The Board of Directors is also not satisfied with the grounds and is taking steps at this time to begin making improvements. Over the last two summers, the Association has regretfully had two very poor maintenance contractors. We will be hiring a new contractor next month ?— third time is a charm! The Board fully agrees that the grounds are in disrepair and in need of improvements. In early September, the entire Board, along with a few concerned homeowners, walked the neighborhood to highlight many of the problem areas. We hope to develop a landscape committee and/or master plan for repairs and future improvements to our common grounds.
Homeowner Covenant Violations
The Association is making every effort to enforce the Covenants of the Association. Management Specialists, Inc. conducts a weekly inspection of the entire neighborhood. Covenant violations are acted upon immediately in writing. We have recently adopted a fine policy that will further support enforcement of Covenant violations. Please also note that due to FCC Regulations, the Association cannot enforce nor delay the installation of roof top television antennae. We can however, make recommendations as to the location of antennae.
