This is urgent. Read - There is a lot of changes. They have extended the public hearing to hear your comments. Remember this is how it will be built next to you or how you will have to build. Our zoning size has changed again. UR 3.5 is changed from 10,000 sq. ft. lots to 7,500 sq. ft. lots.
You can only have a 3 ft fence in your front yard. (Must be so big dogs can jump with ease.)
Assessory Housing is permitted without subividing your property that will make mother in law apartments or relative housing easier.
There is grading ordinance to read through that is really serious. There isn't any protection of the right of way along the side of the road and you could end up lower than the road or higher than the road then the awful weed mess you cannot mow. This could happen as your side yard and they would just stack it without a retaining wall. NExt to my property they raised the ground 8 feet and built two story homes on top of it. That's like living next to a 3 story home - I cannot see the mountains any longer.
You have nothing to help you if you don't have good protect regulations but at the same time freedom to utilize your property. It is a ticklish balancing act and it needs everyone's experience and ideas.
They are trying to push this through and adopt it all into law before you get a chance to read it and weep. Please read it and demand that the City Council has workshops to help the community have a dialogue on this. Hearings are just one side and it is not a colloborative effort.
Titles 19, and Title 24 have been moved to March 8th for hearing and March 22, 2007 at 6 p.m . Title 22 will have a hearing. Be sure to have your remarks written - you can email them to the city. Call Deanna Griffith at Spokane Valley 688-0050 if you have questions.
You must direct your remarks to the particular Title you are referring to - they will not accept the testimony unless it is in this manner.
