MAY 18, HOA MEETING

North Hills Villa Homeowners
>Meeting: May 18, 2010 Time: 7pm
>Location:  New Horizon 15725 Parthenia St
>The Boardwould like to officially welcome the North Hills Villa Homeowners Association (HOA).

>The HOA includes every homeowner in the development.  The Board is a handful of homeowner’s elected to manage the Common Areas of the development, during our very first meeting, held by LANHS, on February 8, 2010. By this time, the majority of us have had an opportunity to comfortably transition into our new home and surroundings.  So, now is the time to start developing relationships, amongst ourselves, and taking pride in our development.   In doing so, the time has come for the HOA to begin managing and maintaining those areas that are shared between us, which are the Common Areas.

June 1, 2010.
> The HOA will begin collecting the HOA fee, we all agreed to, in the initial signing of our contracts, in the amount of $30.  Payment is due, on the 1st of every month, beginning June 1, 2010.   The HOA fee will be used to maintain the Common Areas and pay for any additional expenses related to, or added to the Common Areas.

>All homeowner’s should attend the meeting, so that each homeowner understands the PURPOSE of the HOA, the ROLE of The Board, why we have a HOA fee and for each homeowner to provide ideas, to be voted on, regarding the Common Areas and the influences those ideas may have on the HOA fee.  

>The upcoming meeting will include the following topics of discussion and include the following guest speaker:
>Fire Marshall:  To address the safety and parking concerns, regarding the fire lane                                                                                  
>  access required for the garages. 
>These areas are actually “no parking zones.” in case of Fire or other Emergency.

>The HOA Budget:  This discussion will include what is grouped in the HOA fee and how
>                               any additions to the Common Areas will affect the HOA fee, for all
>                                or, some of the homeowner’s

>Potential Committees: To build community and focus on safety

>Board Election:  There are three available positions open, for The Board.  The HOA will
>                               “Elect” three additional members.  


>As a friendly reminder, each INDIVIDUAL HOMEOWNER is responsible for his/her
>INDIVIDUAL HOME, and any ISSUES affecting his/her INDIVIDUAL HOME, outside of the Common Areas.

>NOTE:  These are Single Family Homes and should be treated as such.
>The PURPOSE of The Board and HOA is to manage the Common Areas.  So, all questions and concerns should be related to the Common Areasonly.  The Common Areas are those areas shared by all of us.    Any personal disputes or issues should be handled between the homeowners involved, outside of the meeting.
