Letter from the President:

We have lots of good things going on in the Neighborhood! Mayor Baldwin spoke at our quarterly community meeting Tuesday, 11 July and presented a very positive vision for the future of Schertz and our area of Northern Schertz. He stated that Schertz is currently the hottest spot for industry and growth in the surrounding San Antonio Area. Eighty-one businesses have opened along I-35 and 500,000 Sq. Ft. of retail space has been sold. Additionally, Schertz Bank and Trust is going to build their new corporate headquarters at the southeast corner of I-35 and FM 1103. He could not announce yet what is going to be built on the northeast corner, but stated that a project is in the planning stages. All of this leads to a huge tax base for the City and its residents. Before growth stops, both sides of I-35 will be lined with businesses.

On the issue of new home growth, the Mayor stated that, except for a few already approved developments, no more homes will be built in the northern part of Schertz. The City?’s emphasis for new home starts will be in the south around the Randolph, I-10 area. Work on ?“Sedona?”, a very large 2029 home planned community in that area, has begun.

The Mayor also said that the City is in the process of locating alternative sources of water to serve the future needs of its residents. Our current source was planned to adequately serve our population until we reached 50,000 residents. However, with the population currently at approximately 33,000, and considering our rapid rate of growth we will need to find another source sooner than originally anticipated. Mayor Baldwin is confident this will not be a problem.

The Mayor was happy to announce that the request by a developer to have the 5.23 acres around the old convenience store here in Northcliffe re-zoned for apartment, multi-family dwellings was turned down by the City Council. The planned 48-50 townhomes will not be built there. Instead, the City is looking into buying that property to maintain it as green space and possibly, future parkland.
Mayor Baldwin provided the following in response to citizen?’s questions:

?• The City is working to get Country Club Blvd. tied into Orth Road, the main street through the Whisper Meadow subdivision. This is not a residential street, and will provide an alternate route to FM 1103.
?• The Mayor was surprised that Pulte was given permission NOT to put sidewalks along their section of Country Club Blvd. He will check on KB Homes responsibility for sidewalks along their new section.
?• Residents have requested a masonry wall be placed along Country Club where Pulte homes back up to it. Traffic on Country Club Blvd. should not have to view back yards. Pulte has stated that brick walls were not part of the original agreement. The Mayor is working this issue.
?• The Mayor was not aware that the Herald newspaper is not delivered to homes in our area. He stated that there are no plans for a Schertz newspaper at this time.
?• The Mayor will check into twice weekly garbage collection for our area as that is the schedule for all other subdivisions in Schertz.
?• The subject of changing our ZIP Code to Schertz was discussed. It will take a petition from our homeowners to the Postal Service to get that accomplished.
?• Schertz has contracted with an engineering firm to prioritize repairs of streets covered under the last Bond election. The report has not yet been given to the City.
?• Curbside grass is the responsibility of the homeowner. Pets relieving themselves on these easements are violating the homeowners?’ rights. Schertz has a leash law. All pets must be on a leash or under voice control and may not relieve themselves on any property that is the responsibility of the homeowner.
?• City Inspections Dept. is working with residents to identify households in violation of City Codes such as grass over 8?” long, and trash in front yards.

Thanks Neighbor!
We haven?’t had any significant rain in the past two weeks, but when we do, residents using the main entrance to our community will note that TxDot has (hopefully) corrected the flooding problems that resulted from re-doing the I-35 access road. We have Mr. Johnny Miller to thank for his role in getting TxDot to take care of the problem.
