YEAR IN REVIEW
We?’ve had a successful year!! Individual water meters were installed on each unit, the PB Piping project was completed on time and within budget, the pool fence was modified to meet City of Mesa codes, common-area palm trees were trimmed and fertilized, many units have been freshly painted to comply with the architectural guidelines, and a new monthly assessment was set which will allow Northgrove to accomplish many property improvement projects not previously in the budget.
ANNUAL MEETING
Northgrove?’s Annual Meeting will be held on Saturday, May 7th at 9:00am at the pool. Please attend and be on time as we have many important things to discuss, including the issue of the growing number of rental properties in the community. Although renters are not eligible to vote on any issues, they are encouraged to attend the meeting and find out how they can become involved in the Northgrove community.
Homeowners not in good financial standing and/or who are not in compliance with architectural guidelines are not eligible to vote.
If you are not able to attend the meeting, please give your proxy to a trusted neighbor so that your vote can be counted.
ELECTIONS
Three Board of Director seats are up for election this year. If you are interested in running, please email the current Board at NorthgroveHOA@yahoo.com in order to have your name added to the ballot. Write-in nominees will also be taken at the meeting.
PARKING COMMITTEE UPDATE
There have been many vehicles parking illegally in fire lanes in the past several months. All areas on the property except driveways and parking cutouts are considered fire lanes by the City of Mesa and vehicles parked there are subject to towing regardless of whether there is a No Parking sign posted.
Parking horizontally on the asphalt across the end of driveways is NOT permitted.
Parallel parking in the parking cutouts is NOT permitted as this does not allow for 2 vehicles.
Parking nose-in (perpendicular) in the parking cutouts is NOT permitted; vehicles parked in cutouts must be parked at an angle in order to ensure the 18?’ of clearance the City of Mesa requires for emergency vehicles.
PAINT COMPLIANCE
May 1st marked the beginning of fines for homeowners who have not painted their houses per the guideline set by the Board over a year and a half ago. The fine structure is $25.00 per every seven days the house is not painted, or roughly $100.00 per month.
Thank you to all homeowners who did paint their homes! Northgrove is looking great thanks to your efforts!! The Board is currently taking bids on having the common area walls painted as soon as funds are available.
WALL TILES
Many homes are missing a few of the small brown patterned tiles that decorate the low courtyard walls. Extra tiles will be at the pool during the annual meeting. Please take a few to replace those that have fallen off your wall. The easiest way to adhere the tiles is by using Liquid Nails, available at hardware stores.
NORTHGROVE POOL POLICY
Please take a moment to review the Northgrove Pool Policy. Failure to abide by the rules can result in fines and/or loss of pool privileges:
POOL HOURS ARE 6:00AM TO 10:00PM.
THE POOL GATE MUST REMAIN LOCKED AT ALL TIMES. THE GATE MAY NOT BE PROPPED OPEN OR LEFT UNLOCKED AT ANY TIME. CLIMBING THE FENCE OR GATE TO ACCESS THE POOL IS NOT ALLOWED.
COUNTY ORDINANCE REQUIRED THAT EMERGENCY EQUIPMENT BE RETAINED ON THE DESIGNATED WALL MOUNTS. THIS EQUIPMENT IS FOR EMERGENCY USE ONLY. IT IS NOT RECREATIONAL EQUIPMENT.
EACH HOUSEHOLD IS LIMITED TO A MAXIMUM OF TWO GUESTS IN THE POOL AREA AT ANY GIVEN TIME.
A NORTHGROVE RESIDENT MUST ACCOMPANY GUESTS WHILE IN THE POOL AREA.
RESIDENTS ARE RESPONSIBLE FOR THE CONDUCT OF THEIR GUESTS WHILE IN THE POOL AREA. THE HOMEOWNER IS RESPONSIBLE FOR ANY FINES RESULTING FROM THE CONDUCT OF THEIR GUEST.
NO UNSUPERVISED CHILDREN UNDER THE AGE OF 14 ARE ALLOWED IN THE POOL AREA AT ANY TIME. A RESPONSIBLE ADULT OVER THE AGE OF 18 MUST ACCOMPANY CHILDREN UNDER THE AGE OF 14 WHILE IN THE POOL AREA. THIS IS PER ARIZONA STATE LAW.
NO PETS ARE ALLOWED IN THE POOL OR THE POOL AREA. COUNTY AND STATE HEALTH CODES FORBID ANIMALS IN PUBLIC AND SEMI-PUBLIC POOL AREAS.
NO DIVING IS ALLOWED. THE DEPTH OF THE POOL IS NOT ADEQUATE AND INJURY CAN OCCUR.
NO RUNNING IS ALLOWED IN THE POOL AREA.
NO GLASS CONTAINERS ARE ALLOWED. DANGER OF GLASS BREAKAGE IS HIGH IN ALL CONCRETE AREAS. ANY RESIDENT RESPONSIBLE FOR GLASS BREAKAGE IN THE POOL WILL BE ASSESSED THE COST OF DRAINING AND CLEANING THE POOL. BRING ONLY METAL, PLASTIC OR PAPER CONTAINERS INTO THE POOL AREA.
NO OIL BASED LOTIONS ARE ALLOWED IN THE POOL AREA. BECAUSE OF POTENTIAL DAMAGE TO THE POOL AND POOL FILTER. ONLY WATER BASED SUNTAN PRODUCTS ARE ALLOWED IN THE POOL AREA. BABY OIL AND OTHER MINERAL OILS ARE NOT ALLOWED IN THE POOL AREA.
ONLY PROPER SWIMMING ATTIRE IS ALLOWED IN THE POOL AREA. NO CUT-OFFS ARE ALLOWED IN THE POOL. THE STRINGS FROM THE CUT-OFFS GET IN THE POOL EQUIPMENT AND CAUSE DAMAGE.
RESIDENTS ARE ASKED TO DISPOSE OF TRASH IN THE CONTAINER PROVIDED.
