ANNUAL MEETING
Northgrove?’s Annual Meeting is tentatively scheduled be held at the pool on Saturday, May 7th at 9:00am. Please attend and be on time as we have many important things to discuss, including the issue of the growing number of rental properties in the community. Although renters are not eligible to vote on any issues, they are encouraged to attend the meeting and find out how they can become involved in the Northgrove community.
ELECTIONS
Three Board of Director positions are up for election this year. One is a two-year term and the other two are one-year terms. PLEASE show your support for Northgrove by attending the annual meeting and voting for new board members or by running for a position yourself. Positions of President, VP?…etc. are determined within the new board after the annual meeting. Exiting board members will help facilitate a smooth transition.
What?’s involved? Board members are required to attend a monthly board meeting on the third Thursday of each month. The meeting begins at 7pm and generally lasts about 2 hours. Depending on the position (President, Vice President, Secretary, Treasurer, Member-at-Large) there are a few tasks throughout the month that may require your attention. Serving your HOA on the Board of Directors is not very time-consuming, yet is SO important to our community. Remember, even if you are not a board member, homeowners are encouraged to attend the monthly meetings to find out what is happening at Northgrove. This is YOUR community?—please be a part of it!
HOUSE PAINT COMPLIANCE
Many homes have been painted at Northgrove recently and the community is looking greatly improved. The deadline for all houses to be painted the approved color was March 1. There will be a 2 month reprieve before fines will be issued, beginning May 1. (The fine structure is printed in the Rules and Regulations under the Architectural Guidelines section which was distributed in a packet to all homeowners a little over a year ago). The fine for an architectural violation is $25.00 each seven days that the violation remains. This equals $100/month until the house is painted. House bodies are to be painted Sherwin Williams Creamy White. Below are the 5 trim choices:
Sherwin Williams SW2313 Sedona Clay (terracotta)
Sherwin Williams SW2190 Lanyard (light brown)
Sherwin Williams SW2049 Window Box (dark brown)
Sherwin Williams SW2390 Greek Isle (light aqua/blue)
Sherwin Williams SW2391 Falling Water (dark aqua/blue)
The Board of Directors knows that painting a home is costly; this is why homeowners were given 18 months to get it done.
If you need a copy of the Rules and Regulations, please email NorthgroveHOA@yahoo.com. Renters must obtain their copy through their landlord.
WATER USAGE
Water usage (and waste) at Northgrove has decreased since the installation of individual water meters. There will be water-saving tips and brochures at the annual meeting for homeowners if they would like information on how to reduce their water bills.
STORAGE PODS
Temporary storage pods/moveable storage units are not permitted on the property for more than a 24 hour period and should be placed on the homeowner?’s driveway, not the parking cutouts. If longer than 24 hours is needed, please email NorthgroveHOA@yahoo.com to obtain permission.

PARKING COMMITTEE UPDATE
We are seeing a steep increase in the number of vehicles parked in fire lanes. The only approved parking spaces are in garages, driveways, and in the parking cutouts. Parking in the curved areas near units 8-12 and 19-23 is not permitted. Parking on the asphalt at the end of driveways is not permitted.
Homeowners received a map of the community showing where to park and where not to park in the homeowner?’s packet distributed in the fall of 2003. If you cannot find your packet, or have moved to Northgrove since it was distributed and have not obtained a copy, please email NorthgroveHOA@yahoo.com and one will be printed for you. Again, renters can get a copy from their landlord.
