OPV Frequently Asked Questions (FAQ)

Are these apartments?

No, this is a condominium complex. Oak Park Villas (OPV) is our name. An individual or company owns each unit. As a condo complex, we share the expenses and ownership of common items (i.e. water, lawn care, external building repair, gate and fence maintenance, etc). Generally, if you don’t get a bill in the mail for it, it is a shared expense of OPV.

Where is the office located?
There is no office. The Association is governed by an elected Board of Directors.

How do I get guest into the complex?
Access to the complex is controlled via the security fence and gates. The primary entrance is the entrance and exit gates off 1st Street. Residents gain access by using their remote gate opener or calling the security operator from the front gate call box.

Guest must call your unit using the call box to request entry, by dialing 0 and your unit number. (For example, 011 for unit 11 or 001 for unit 1). The call box also has a directory that will list your last name and call number.

When you receive a call from the front gate, you press 3 on your phone keypad to open the gate. You will hear a tone, which indicates the gate is opening. You may then hang up the phone.

Are parking spaces assigned?
Each unit is assigned a numbered parking space for resident use. The non-numbered spaces are available for resident and guest parking on a first come first serve basis.

Trash disposal?
Trash disposal is another of those common elements. The on property dumpster is for the disposal of household garbage. If you have items of furniture or appliances to dispose of, it is your responsibility to have it removed from the property.

If I don’t have my gate opener, how do I get in?
Contact the security operator by dialing 050 on the call box.

Where can I wash my car?
OPV provides an area for car washing. Cars should not be washed in front of your unit.
That water is much more expensive to use than the water provided at the car wash area.

Can delivery trucks use the front gate?
Trucks and/or trailers should use the rear access gate. This is a manual gate, that you must request be opened by the onsite manager. Vehicles enter this gate through the alley located off 2nd street. Any damage that results from oversized vehicles entering through the front gate may result in repair costs being billed to the unit they were delivering to.




How do I turn off my water for plumbing repairs?
Shut off or gate valves for individual units are located in the planter bed under the unit’s kitchen garden window. If for some reason this does not stop water flow to the unit, there are two master shut off valve for the property. Each valve controls water for approximately half of the complex. You should contact the onsite manager for the location of these valves.

Can I paint my door?
In a word, NO. All exterior painting or repairs to the building must be coordinated with the management prior to work beginning.

How can I get in or out of the complex on foot?
A pedestrian gate is provided for foot traffic to gain entrance or exit from the property. The pedestrian gate is located next to the vehicle exit gate. Entry to this gate requires a key. Owners can obtain a key from the Board of Directors.

My roof leaks, what do I do?
Roof leaks should be reported to the management as soon as possible so that repair to the unit can be coordinated with the resident.
