The proposed CEDA between Violet Township and the Village of Canal Winchester is in the area north of RT. 33 south of Busey Road. West of an imaginary continuation of Hill Road and East of the Franklin County line. As you can see - this area is completely OUTSIDE the Pickerington Local School Districts boundaries.
The type of development in the CEDA will definitely affect what type of development could happen in the PLSD district immediately adjacent to this CEDA to the East. Questions have been raised by the city suggesting the CEDA would limit appropriate development only .7 mile away from this area. PATA encourages citizens to drive around the Columbus Metropolitan area and view patterns of development near I-70 and I-270 away from the exits on these routes yet visible to the eye from the interstate. It has been possible for commercial and industrial development to exist along these roads not immediately on the four corners of the intersection to the highway in many places. One example is the Morrison Road corridor off the exit of Hamilton Road in Gahanna on I-270. Commercial developement exists for miles along Morrison Rd paralleling I-270 with no close access to the on ramp of the highway. This development pattern utilizes an access road that parallels the interstate.
We encourage our government officials to broaden their view of what the future of SR 33 will look like and envision a larger development area like that we see as possible in other locations of our Metropolitan area. Attempting to achieve the similar patterns may be wise and beneficial to the Pickerington Local School District.
Tha area immediately adjacent to Allen Road has thousands of acres of farmland not interupted by mini farm development at this time and it is in the PLSD.
Additionally, the bickering between government entities did not help expedite the SR 33 Hill/Diley exit decision and the State hesitated to fund this issue due the the inability of the local governments to cooperate and agree on a plan to benefit the entire area. This must not be repeated!
The City of Pickerington has aggressively pursued annexing the properties Southward of their current boundaries. Most of the people that I have talked to, do not want to annex into Pickerington. Pickerington City Manager, Joyce Bushman, asked some of us to meet her to discuss the city's plans. She would not disclose her proposed properties that she wants to annex for a Business Park. She wants us to annex so the city can extend its boundaries to SR33 (inside the Canal Winchester School district).
Currently elected City Officials ran on campaigns to “seek commercial development to help ease the financial burden on the Pickerington Local School District’s overcrowded school system”.
In another recent article Joyce Bushman was quoted, "Other approaches to the highway are not feasible (for commercial development) she said, citing that Amanda-Northern Road will be closed at U.S. 33, Pickerington Road is primarily residential, and Allen Road is not conducive to commercial
development."
I will buy you a map so you can see that the Hill/Diley interchange would
nicely connect to (of all things the road you neglected to mention in the
paper) Diley Road. Wouldn't you think the City of Pickerington could work
with the other entities on a cooperative effort to improve Diley Road instead of putting houses inside the PLSD and industry in the Canal Winchester School District? (TAX ABATED and ALL). Isn’t that in line to help more area residents and the PLSD?
It's like an Oklahoma land grab around here. I did not move here to get caught up in someone else’s ever changing political agenda and lack of vision to broaden this areas tax base.
