Any home improvement projects need to be approved by the homeowners' association board, at least 30 days prior to the start date of the project. The following projects need approval before they can begin:
Roofing, Exterior Painting, Fencing, Playground and Exterior structures higher than your fence. These are outlined in section 7 of your covenant.
All homeowners would need to submit a written request to the homeowners' board with a description of the project, diagrams, photographs, and/or paint chips. If the project is within the covenant by-laws and is approved by the board the homeowner may continue with the project after obtaining written approval from the board.
If the project is outside the guidelines of the by-laws then the homeowner will need to obtain written consent from their immediate neighbors and the homeowners' board for approval of the project.
Some homeowners have already completed construction projects without prior approval of the board. Many of these projects were completed before the homeowners received control of the association. These projects were not well-regulated by the previous board (Craig Sheppard), and many of you may have the impression that the board is not enforcing these by-laws. While we understand the confusion many of you may have regarding approval requirements, we are enforcing these by-laws and these projects do need to obtain written approval from the board now to prevent any future misunderstandings. While the board is going to maintain certain standards for our neighborhood, we are much more concerned with preventing misunderstandings and arguments between neighbors. If a project deviates from the guidelines in the by-laws, we will be asking the opinion of your neighbors to determine whether a project receives approval or not. If all the neighbors agree, then the project will most likely be approved. The board thanks all of you, in advance, for your understanding and co-operation.
