BOARD OF DIRECTOR MEETING MINUTES

May 01, 2006

PEMBROOKE HOMEOWNERS ASSOCIATION INC.

Held at St. Luke?’s Church Apopka-Vineland Road, Room B203 at 7:00 P.M.

February 6th, 2006

The Pembrooke Homeowners Association Board of Directors Meeting was called to order at 7:05 p.m. by Vice President Bernie Rebarchak. Board Members present were Tony Vicari, John Anderson and Duane Lane. Also present was the Property Manager, Nancy Nordyke-Shelley, representing Sentry Management and Larry Slimick from the Sheriff?’s Department Off Duty Services

OPEN FORUM
No visitors present.

Minutes
A motion was made and second to accept the minutes of the previous Board meeting. Motion approved unanimously. (Rebarchak/Vicari)

Treasurer Report
Reports for the end of the month of December, 2005 were approved by the Board unanimously, as presented. (Rebarchak/Lane)

Manager Report
The report was accepted as presented. Motion made by Bernie Rebarchak seconded by John Anderson. Passed unanimously.

Manager presented bid for pool deck repair from Advanced Pool. Issue tabled until next meeting.

Old Business
Tracts 3 & 6 ?–John Anderson and the Property Manager are still looking for a replacement vendor for the grading work to be done. Nancy will meet a potential vendor tomorrow morning onsite to get a bid. John is talking with a potential vendor this coming week.
New Business
Block Party ?– A discussion was held on the need for a get together for the residents. Issue will be covered in next meeting when other Board members are available.
Burglary on Langeley Park Ct. ?– Officer Slimick advised the Board of a burglary on Langeley Park Ct. Item to be placed in next newsletter on same.
Action Items

PM to obtain electronic copies of drawings from Wet Structures and Allen & Allen.
PM to obtain copies of landscaping and pond contracts and send to all Board members.
PM to view pond behind Ripton/Somersworth/Jaffrey when onsite next.
There being no further business to come before the Board, a motion was made and seconded to adjourn at 7:40 p.m. (Rebarchak/Anderson)
