The Pembrooke Homeowners Association Board of Directors Meeting was called to order at 7:10 p.m. by President Al Delio. Board Members present were Bernie Rebarchak, Oscar Ruiz, Tony Vicari, Maribeth Reeder, John Anderson, and President Al Delio. Also present was Nancy Nordyke-Shelley, representing Sentry Management.
OPEN FORUM
Residents from the home on Grantham Court, where the water seepage problems have occurred, addressed the Board on efforts to obtain relief. They are unwilling to alter the French drain installed on their property, per letter sent to them by the Board. They will, instead, seek assistance from Orange County and determine possible legal remedies for their problems.
Cynthia Allen, of Valley Crest Landscaping presented a proposal for ?“community wide?” landscaping services, per Board request. The Board will take the proposal under consideration at a future meeting after reviewing the materials presented.
Minutes
A motion was made and second to accept the minutes of the January Board meeting as presented. (Delio/Vicari) MSPU.
Treasurer Report
A motion was made and seconded to accept the treasurer report as presented. (Delio/Vicari) MSPU. The Property Manager was requested to submit the bill for removal of trees from the ponds to the MSTU for payment.
Manager Report
A motion was made and seconded to accept the manager?’s report as presented. (Delio/Vicari) MSPU. The Property Manager was requested to follow up with Taylor & Carls on sending fines uncollected to a collection agency. The Board would also like to have information on the Associations?’ rights in the case of abandonment of a property.
Old Business
The original engineering firm scheduled to provide borings at Tract 6 had to be replaced due to unavailability. Jammel & Co. will do the work for the same price and will complete the borings this coming week. Walker Engineering is coordinating efforts with Jammel. Meetings with SFWMD will follow when all information has been gathered. SBA Loan papers were submitted last week by the Property Manager, to provide a payment source for this work.
The landscaping work around ponds 1 and 2 has been cancelled due to the fact that the MSTU does not pay for landscaping and they were to be the primary source for payment of this work. The Board requested that the Property Manager contact vendors regarding costs to repair the existing fence along Hiawassee.
New Business
Broken tables and chairs in the cabana area need to be scheduled for repairs.
A Community Garage Sale is scheduled for April 9th.
There was a discussion by the Board of the current problems with dog owners not being responsible to clean up after their pets. It was decided that an article would be put into the newsletter on this topic and it will also be placed on the webpage.
The Property Manager was instructed to write to the resident who installed a tan vinyl fence.
The Board passed a motion to have the roof on the cabana replaced by American Integra. (Rebarchak/Vicari) MSPU. The Property Manager will forward the signed contract to the vendor and have work begin immediately.
The Property Manager was requested to find out if the Association is responsible for the trees along the easement between the sidewalks and the street. Trees in the community need to be trimmed to a height of 14 foot.
There being no further business to come before the Board, a motion was made and seconded to adjourn at 9:05 p.m.
