PEMBROOKE HOMEOWNERS ASSOCIATION INC.

Held at St. Luke?’s Church Apopka-Vineland Road, Room B205 at 7:00 P.M.

July 6th, 2006

The Pembrooke Homeowners Association Board of Directors Meeting was called to order at 7:20 p.m. by Al Delio, Board President. Board Members present were Tony Vicari, John Anderson and Bernie Rebarchak. Also present was the Association Manager, Nancy Nordyke-Shelley, and Officer Larry Slimick of the Orange County Sheriff?’s Department.

Open Session
Kim Colatruglio spoke to the Board regarding her concerns over rentals in the community.

Minutes
A motion was made and second to accept the minutes of the previous Board meeting. Motion approved unanimously. (A. Delio/b. Rebarchak) 4:0

Treasurer Report
Accepted as written.

Manager Report
Motion to approve as presented made by A.Delio, seconded by J.Anderson. Motion passed 4:0

The Association Manager presented a letter from Taylor & Carls regarding the water seepage on Grantham Ct. A motion was made by A. Delio to approve the expenditure of costs for a preliminary study by SDI to determine the facts regarding the water seepage. Motion was seconded by J. Anderson. Motion passed unanimously. 4:0

Old Business
?· Tracts 3 & 6 ?– Work is nearing completion on erosion repairs. Sod will be installed next week. Motion made by A. Delio and seconded by B. Rebarchak to have the pipes installed between the homes along Hunterdon at the top of Tract 6 in order to prevent future erosion. Cost will be $25 per linear foot. Motion passed unanimously. 4:0

?· Grantham Street Water Leak ?– The Community Manager requested that the Association Attorney provide a position paper on the Palma Vista developers responsibility to repair drainage issues as part of his warranty.

?· Pond Statuses ?– The front pond by Hunterdon incurred damage due to a homeowner on Bergenfield Ct. emptying their pool across the back wall leaving a 10ft. wide cleft in the area behind their fence. Community Manager wrote to the homeowner to tell them to make repairs or be billed. Community Manager also contacted the MSTU regarding this matter. They will be doing an inspection of the area.



New Business



?· Motion by the Board to have the fence at the Aidi home moved back to the property line made by J. Anderson, seconded by T. Vicari. Motion passed unanimously. 4:0

Action Items

?· John Anderson to contact Eden Site Development to start laying pipe for drainage between homes on Hunterdon side of Tract 6 work.

?· CAM to contact landscaper to have sidewalk trimmed by pool area.

?· CAM to send violation letter to homeowners encroaching on Pembrooke common area.

?· CAM to follow up on flag pole on Somersworth (check Florida statutes and contact homeowner as appropriate).

?· CAM to send letters to Hunterdon homes by Tract 6 work obtaining permission to lay the pipes and advise them to install gutters to hook into the pipe to prevent future erosion problems.

?· CAM to follow up with Jason Teppes regarding formation of a task force on the Grantham leakage issue.





There being no further business to come before the Board, a motion was made and seconded to adjourn at 8:45 p.m. (Delio/Vicari) Motion passed unanimously
