PEMBROOKE HOMEOWNERS ASSOCIATION INC.

Held at St. Luke?’s Church Apopka-Vineland Road, Room B205 at 7:00 P.M.
October 2nd, 2006

The Pembrooke Homeowners Association Board of Directors Meeting was called to order at 7:07 p.m. by Al Delio, Board President. Board Members present were Tony Vicari, Duane Lane, John Anderson, Wolfgang Ploch, Oscar Ruiz and Bernie Rebarchak. Also present was the Association Manager, Nancy Nordyke-Shelley representing Sentry Management.

Open Session
There were several visitors who wished to address the Board on issues related to rentals in the community, neighbors?’ maintenance issues, and other units in the community about which they had questions.

Minutes
Tabled until next meeting. CM to email copies of August and September Minutes to Board members.

Treasurer Report
Accepted as written.

Manager Report
Motion to approve as presented made by A.Delio, seconded by T. Vicari. Motion passed 6:0


Old Business
?• Tracts 3 & 6 ?– John Anderson is working with the vendor to bring project to completion. Board reviewed payment request by Eden and document was signed and given to CM. AS-BUILT plans are still needed for final inspection process.
?• Grantham Street Water Leak ?– Holding for hydrology report and written materials to be sent to the attorney. CM reported that another home along that area has reported an infestation of termites due to standing water.
?• Vines Along Hiawassee ?– It was reported that the landscaper trimmed these last week.

New Business
?• First bid for repair of the wall hit by the Biddle/Conte vehicle was received. Waiting on second bid before submitting to them for payment.
?• Homes along the pond behind Ripton Ct. have been sent letters regarding actions needed to prevent further erosion. CM contacted A CUT ABOVE to clear dead trees and limbs encroaching on homeowner?’s properties, as well as trimming to branches that are preventing grass growth to control erosion.
Action Items
?• CM to email a copy of the proposed amendment on rentals to each Board member.
?• John Anderson will talk with Eden Site Development on outstanding cleanup issues.
?• CM to follow up with violation letters on Somersworth Ct. house for debris at the end of the driveway, parties and cars parked on the streets.
?• CM to contact code enforcement on Pepper and Monkevicius
?• CM to have copy of Proxy and Amendment put in next newsletter.
?• CM to forward investment sheet to Board President.
?• CM to contact Social Services on Barrymore Ct issue.
?• CM to follow up with Taylor & Carls on rental agreement to see if we can demand that lawn services contract is put in every rental agreement.
?• CM to send violation letter to 7143 Somersworth home for paint spilled in the street and leash law requirements.

There being no further business to come before the Board, a motion was made and seconded to adjourn at 8:35 p.m. (Delio/Vicari) Motion passed unanimously.
