BOARD OF DIRECTORS MEETING - April 23, 2008

PEMBROOKE HOMEOWNERS ASSOCIATION, INC.

WEDNESDAY, APRIL 23, 2008, 7:00 PM MINUTES

The meeting was called to order by Board President Karen Graitge at 7:00 pm. In attendance were Board members Trish Lewis, Judy Aidi, Mark Friedland and John Anderson. Also in attendance was Gary House, Premier Community Managers.

Proof of Notice was acknowledged and a quorum certified.

A motion was made by Mark to approve the February meeting minutes as submitted, 2nd by John, UA.

Gary gave the financial report and the ADR was reviewed as well. Gary was directed to remove all owners from the ADR that had balances under $5.00.

The Board also directed Gary to send the letters out to all the owners, save the Reeders, in regard to the drainage issue behind their home adjacent to the community pool on Huntedon. Changes are to be made to the letter in accordance with a previous legal opinion obtained from Taylor & Carls in 2004.

Security: Gary was directed to get bids from security companies for patrols in the community between the hours 12 AM ?– 4 AM and from the hours 10 AM ?– 2 PM. All bids are to be from security companies that use marked vehicles.

Trish was asked by the Board to re-transmit the landscape proposals for consideration and at the May meeting, the Board will discuss what to spend money on and where the money is to come from and whether the work will be done piece-meal and what areas have the highest priority while keeping the Al Cook legal opinion in consideration.

Gary was directed to submit an updated Ride List to the Board as well.

A motion was made by Karen to adjourn the meeting, 2nd by John, UA. Time was 8:25.
