Greetings from the 2009 Pembrooke Homeowners Association Board of Directors. The 2009 Board members are John Anderson-President, Trisha Eckoff-Vice President, Fred Best-Secretary, Al Delio-Treasurer, Daniel Rodriguez and Wolfgang Ploch. 2009 has been a difficult year for the country and our neighborhood. The board meets on the 4th Weds of the month at the Edgewood Children's Ranch. Homeowners are welcome to attend.
The board has faced a number of challenges this year and would like to take this opportunity to advise you on the state of the neighborhood.
Vandalism at the pool
The pool and cabana have been damaged on several occasions this year. The cost of the repairs is about $4000. We have asked the sheriffs patrol to focus on the pool during their shifts. The board is considering the installation of security cameras at the pool to deter future events and identify those responsible. We encourage any homeowner who sees suspicious behavior at the pool to call 911 and report it as possible vandalism. Anyone at the pool after 8:30 is trespassing and should be reported to the sheriff's department. This vandalism affects us all so please be pro-active in reporting trespassers.
Non-payment of annual assessments
With the recession impacting our economy, a number of homeowners have not paid their assessments for 2009. Reminder notices have gone out and the HOA will place liens on all homes that have not paid by October. Since the lien fees are more than $250, the board encourages all homeowners to pay before a lien is placed on the home. A lien has serious effects on the credit rating and history as well as preventing the resale of the home. In addition, the unpaid assessment is subject to interest each month. The board regrets the imposition of the liens but it would be unfair to the majority of homeowners that have paid in a timely fashion. At the end of August, roughly 20% of assessments for this year had not been paid.
Yard maintenance
There are a number of homes that are not being maintained per the covenants. Please cut your lawns weekly during the rainy season and trim them. Replace dead sod or reseed as required. Please weed your flower beds and trim the shrubs to keep our neighborhood attractive.
Arcitectural Board Review forms
When modifying your home with new paint, roof, fence, siding, etc. you must submit these changes to the board for review and approval. An ARB form is available from Premier Community Managers.
