March 2006 Newsletter

Hi to everyone and Happy Spring!

Ridge Pointe is off to a good start for 2006!! The minutes for the annual meeting that was held on February 25 are inserted in this newsletter. Please be sure to take time to read the minutes for important neighborhood updates concerning Vision 2025, structural repairs at the pond, the pool and maintenance contracts, etc.

Six new directors were elected for the upcoming three years. This gives us a full board of 10 directors. Please see the organizational chart insert for contact information for 2006 directors, officers and committees. This chart replaces the 2005 currently in the Directory. Thanks so much to Traci Nassar for agreeing to serve as Vice President and Security Director this year and thanks to all those who are willing to serve. It does take a lot of volunteers to run a neighborhood as large and with as many activities as we have available to us. Please be sure to take time to thank those who serve for the benefit of all RP residents. We have an excellent group of leaders!

Thanks to Noreen Peters, we have a new free website at www.neighborhoodlink.com. Be sure to log on and check it out. David Shorrosh will be the site coordinator. We do need a new person to maintain the “Pet Registry” on the site. If you think you might be interested in volunteering for this, please contact Noreen Peters at 252-9015.

Great news!! Our City Councilor Bill Christiansen called last week to let RP know that we have been approved for a grant of $24,400 funded from the City of Tulsa Vision 2025 neighborhood fund. As you know, RP applied for the $24,400 and is adding matching funds and labor for a total projected cost of $36,214. This money will be used to enhance our entrances. Reportedly, we are one of the 47 groups approved for the nearly $2,000,000 dollars available. We’re waiting to hear of the next step toward the construction process and feel that we should receive something in writing from the Mayor and the Vision 2025 Committee soon. Remember that a dues increase will not be needed for the matching funds. These funds are already held in financial reserves, as are funds for long term things like pool and maintenance needs.

Thanks to most of you who have already paid your 2006 annual dues of $300 due on January 1. There are, however, several past dues. The bylaws call for all homeowners to pay annual dues and provides for the filing of liens if those are not paid. Liens will be filed on the properties of those homeowners who have not paid their dues by March 31, 2006. If you have questions, please immediately contact our treasurer, Julie Shorrosh at 294-1683 or jshorrosh@yahoo.com

Also inserted in this newsletter is an updated “Taking Pride in our RP Neighborhood and Being a Good Neighbor” article. Please review this document for good info concerning things to improve our neighborhood and for notes on rules as determined from the RP restrictive covenants and/or the City of Tulsa ordinances at www.cityoftulsa.org. Please keep this article (perhaps with your directory or the copy of your RP restrictions) and refer to it often. Let’s all continue to work responsibly to keep RP a place that we can be proud of, a place that’s clean and safe, where all the properties are well kept and built to RP and City codes.

Also, please remember to contact Brian Talkington for Architectural Committee approval before you do additions/revisions to your property. In many cases, approval is also needed from the License and Permitting Department of the City of Tulsa. If you have questions as to what is needed, the permit department number is 596-5496.

Spring is a great time to spruce up our properties and meet our neighbors. Please see other articles/inserts concerning fun upcoming social events and pool seasonal information.
