Minutes of Fox Run Homeowner's Meeting April 3rd 1999

Meeting called to order at 10:10 AM

Issues:

1. Responsiveness of Fox Run Homeowner's Association Board of Directors: Discussion centered on resolution of open issues presented to Board of Directors on February 17th, 1999. Some homeowners felt that the recent, somewhat late, response from Hammersmith Management on open issues was in reaction to the homeowners announcement of a follow-up meeting to monitor the lack of progress and communication done on these open issues. Of particular concern was the lack of progress on drainage, trails, and communication issues. Homeowner's present agreed that documenting requests for action and information from the Board of Directors was essential for progress on the open issues. Steve Waldmann of the Communications Committee agreed to draft a letter to send to the Fox Run Board of Directors indicating homeowners expectations to comply with the letter presented to the Board on February 17. Discussion led to the conclusion that while, Mr. Gassner had perhaps fulfilled his obligations as developer, he and the other members of the board have a separate and distinct set of obligations to the homeowner's association while serving on the board of directors.

2. Communication: Discussion revolved around the need for better communication among homeowner's. Those present agreed that the community web page is a significant, but not sufficient step. The community newsletter was identified as an additional communication medium, as were block captains. All present agreed on the need to identify block captains for all homeowners.

3. Volunteers: Richard Massey and Barbara Langlois volunteered to attend a meeting of Board of Director, County and homeowner representatives and discuss drainage. Two other volunteers are still needed for homeowner representation. Those interested may contact Richard Massey at 481-3084, (junebug@pcisys.net). Stu Habermehl and Steve Waldmann agreed to attend a meeting of regional homeowner associations to discuss general issues. Stu Habermehl agreed to host the next homeowner meeting in July, prepare an article for the web site/newsletter on Mountain Pine Beetle damage, and study issues regarding transition from developer control of the homeowner's association. A request was made to all homeowners to fill volunteer positions for Block Captains. Currently Richard Massey, Dawn Kruger, and Craig Fleischmann are serving as block captains. 4. Homeowner / Developer ownership: It was reported that lot sales are being monitored to tract the percentage of homeowner .vs. developer control. This activity is being done to possibly obtain homeowner control of the board of directors before 2005, as stated in the Fox Run covenants. Currently the south side of Baptist Road lots are about 90% sold to homeowners.

5. New Web site: The new web site was announced and all homeowners are encouraged to visit the site for community information. The address is www.neighborhoodlink.com.
