The Experts, Mining Gold on Our Land
The experts have arrived! First it was the land use experts, they do their traffic counts, population projections and income studies. Next the Real Estate specialists who try to make purchases without letting the sellers know what's up if possible. In the mix are the legal people who try and tie up all the loose ends, they make sure that all contracts are dutifully signed, that all property owners, city officials, county officials and state officials are on board and ready and willing to do their part.
Water, sewer, electrical and now high speed internet providers must all be in place and willing to make their investments for the new super stores to make their moves.
In Fort Oglethorpe, land quality has been a major concern. Underneath a shallow top soil lies shale rock and any developer must spent big money just to prepare the site for public use. The land where Costco is and Cabela's will soon be has a preparation cost of close to ten million.
Last and maybe least of the big boys concern is the availability of labor. Of course they want cheap and compliant labor; labor trained well enough to do the work but not so well trained as to question the whats, whys and policies of the parent company.
During this leap into the future new millionairs will be created; beginning with the sellers of the heretofore near worthless land. The lower classes will in all likely hood be pressed further back into their poverty. At the very least they will feel their poverty more keenly. And so our world keeps turning.
