who are delinquent with their dues.

LETTER FROM YOUR BOARD OF DIRECTORS
Enclosed, you will find a bill which indicates that you
are in arrears with your Homeowners’ Association dues and that you have another
60 days before they reach the stage of litigation through the HOA
attorney. If this occurs, the
notification from the attorney has his fee which is added to your bill per our
HOA covenants and/or by-laws. At that
point, failure to pay all monies due will result in a lien being placed on your
property. This lien not only precludes
you from selling your house before it is satisfied, but may also affect your
credit rating.
Obviously, none of us wants that to occur, so we are
appealing to you to pay your dues promptly.
Your check or money order should be made out to Rolling Ridge
Homeowners’ Association or merely Rolling Ridge HOA. It can be dropped off in the subdivision drop
box at the bottom of our information sign or sent to the address listed on your
invoice.
If your concern is that you don’t know what your dues
are going to, our monthly Board of Directors meetings are always open to all
homeowners and advertised publicly at least 2 days before the meeting. We have financial information posted on our
web-site at http://www.neighborhoodlink.com/Rolling_Ridge_Subdivision
. We also maintain an HOA hotline at
850-665-7681 and an email contact at rrhoa1@cox.net;
again avenues that have been advertised numerous times. In a nutshell, though, we have obligated
around $12,000 (down from the $14,000 being spent when we took over) of next
year’s revenues for a Property Manager; if desired by the new Board of
Directors. We spend about $4,800 per
year for landscaping (down from the $8,500 being spent when we took over). We set aside $17,000 from last year’s revenues
to a future project to be voted on the homeowners at the May annual
meeting. We will reserve around another
$10,000 from this year’s revenues because any major project such as a park has
been estimated to be around $25,000. Any
other monies are needed for electricity (less than $500 per annum), attorney
fees (varies depending on needs, but usually runs about $1500-$2000 per annum),
and any miscellaneous expenses. As you
can see, your money is being well spent, but if you have concerns about it, as
