Selecting the right contractor toinstall your new roof is almost as important as selecting the right type of shingles. Some contractors come and go with the storm, others will be there to support you for many years to come. Here are a few guidlines to remember when selecting a contractor.
1) Check for local roofers in the phone book.
2) Get a list of references from the installer for roofs that have been installed and are at least 5 years old.
3) Ask for a copy of the roofers insurance to make sure they are adequately covered in the event of an accident on your property.
4) Ask for proof of workers compensation and roofing liability insuranace, then call the insurance company to verify the documents are real and insurance has not lapsed.
5) Call the local Better Business Bureau.
After you feel comfortable with your contractor, make sure the quote he provides meets the necessary guidelines for roofing materials.
1) Detail the exact type of shingle they are installing. See Guidelines Page.
2) Make sure the contractor signs the quote. This could void any liability or warranty from the manufacturer.
3) Get a copy of the warranty in writing. Is the warranty transferable if you sell the home? How long does the contractor stand behind their workmanship?
4) Homeowner should request a lien release from the supplier and contractor. A signed and notarized lien release should be submitted to the homeowner before final payment is issued. Under Oklahoma law, if a contractor does not pay his supplier or his workers then they have the right to file a lien against your property.
